Property Details
The Leat was completed just a few years ago and this beautiful barn conversion is a spacious and very well presented property. Set out in reverse style, the first floor has a large open plan living room, dining room and kitchen with a lovely high ceiling and exposed beams. The main living area is kept snug and cosy with a wood burning stove and is furnished with two comfortable sofa beds. All the bedrooms are spacious with pine floors. Outside is a very pleasant garden with lawned levels and outside table and chairs. Take a look at our photos or 3D tour to see all around The Leat.
Accommodation
Ground Floor: Double bedroom with 5' bed, 2 twin bedrooms, both with 3' beds, one of which has an en-suite bathroom. There is a further separate shower room with WC and a small lobby with a comfortable sofa.
First Floor: Open plan kitchen / dining room & living room area with plenty of space for your whole group to enjoy. The kitchen has an Aga for cooking and a range of units including an island unit. There is a selection of comfortable chairs and sofas around the wood burner and there is a great dining table, perfect for social evening meals. There is a double bedroom to one end with a 5' bed and en-suite shower room.
Exterior: Gravelled patio area with external furniture and BBQ facilities.
Facilities & Services
Heating is via oil fired central heating and the wood burning stove. The kitchen is fully equipped with an aga, fridge / freezer, kettle, toaster, microwave and dishwasher. In the living room area there is a flatscreen Freeview TV & DVD player. There is a washing machine, iron & ironing board in the utility room. There is a stairgate at the top of the stairs.
Miscellaneous
Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. An initial supply of logs is provided for the wood burning stove - further wood available to purchase from owners or locally. There is parking available for up to 2 cars outside the property, with additional parking available on site. Well behaved dogs will be permitted at a small additional cost of £30 per dog / per week. No smoking. There is a cot & high chair available. Please note that this is a working farm with all the associated vehicles. Access to the property is via an unmade farm road.

Short breaks are available during quieter periods.

Property Location
Boscastle was once a favourite meeting place of the author Thomas Hardy, and is the location for one of his novels 'A Pair of Blue Eyes'. Boat trips can be taken from the harbour as far as Long Island, where during the breeding season you may see razorbills, puffins & guillemots. There is a demanding 7 mile coastal path walk between Boscastle and Crackington Haven. There are several attractions along this stretch of coast including Strangles beach at the bottom of a large landslip with a rock arch the Northern Door. Just south of here is High Cliff which is the highest point on the Cornish coast path. Don't forget to visit Pentargon inlet which has an imposing waterfall that cascades down to the sea below.

Comfortable, quiet and well positioned.
Reviewed on 11/07/2021We had a good stay at this farm, and were very reluctant to leave when our tenancy was over. The property lends itself to a large group and a good time was had by all. The Aga heated the living area, but it wasn't cold enough to light the lounge area stove. Perhaps on another visit? Our visit was in what would normally be off or mid season, but everywhere was very busy. Advancd booking of hospitality in the area is essential. The quiet tranquility of the farm always provided a calm welcome base to return to at the end of the day. We had a baby with us. The upside down nature of the house, with a fitted stair gate, high chair and cot, created a secure comfortable place for her. Pros: Comfortable, a warm welcome, quiet and private, a lawned garden and well placed on the Cornish Coast. The property is also good for dog owners. There was a well appointed kitchen and laundry. Cons: The Aga took some getting used to, the patio area was not particularly welcoming or flexible, and some chairs for the lovely grassed areas would be helpful. There's also a need for more showers to match the number of visitors. A lovely break. Try it.

Reviewed on 25/06/2021As a Holiday home was ok, quiet nice, quite clean But farm is very untidy and messy and overgrown There were old sinks laying around, and old cars in left about One was buried in derelict barn, and was all over grown Stables were really messy and not that nice to be near house We had a lovey time and made the most of it The Garden area was very untidy and not like the photos show it For the money I thought it was a bit over priced if honest ARGA was a nightmare for cooking on

Relaxing family week
Reviewed on 09/10/2020The Leat is beautiful and comfortable with every amenity you may need for your stay. Owner Sarah is so helpful if you need anything. It is a peaceful location on a farm with more then enough room for our family of 7 plus 3 dogs.

The Lovely Leat
Reviewed on 10/09/2020We had a wonderful family holiday at the Leat. Our young boys loved the open space to play in and wanted to move in permanently. The owners were very helpful and friendly. The living space was spacious and comfortable. It was well stocked with crockery and cutlery, unlike a lot of places we've stayed in before. The beds were sooo comfy and cosy. The location is brilliant, not too far from main roads but felt like we were in the middle of nowhere, so very peaceful. We'd love to return.

Reviewed on 09/08/2020Had a wonderful week at The Leat. There were 4 couples and 3 dogs in our party and there was ample room for all of us. The house is beautiful and well equipped with everything you could need. The AGA took a bit of getting used to but once we did it was fine. The house is in a beautiful location with lovely walks around which the dogs loved. The track to the farm is unmade and a little tricky but we soon got used to driving it. Lovely owners who were friendly and helpful. Would definitely recommend for a peaceful comfortable holiday.

Reviewed on 03/08/2019Enjoyed a lovely week at The Leat we had 8 adults and 2 children and 1 baby in our party there was plenty of room for everyone the cottage was very well equipped clean and comfortable the 2 children loved seeing the horses the only problem we had was cooking breakfast the oil fired aga style cooker/oven took forever so much so that we did not use it after the first day Our hosts were a lovely family thank you so much to them

That track
Reviewed on 26/06/2019There are two things I will remember from the Leat one is the awful track (can't really call it a road) up to the property, I've stayed in quiet a few holiday cottages and that is by far the worst approach track, the other thing was the AGA didn't like it at all, not enough control I really don't see the appeal of them, we usually like to go out for a walk in the evening but stayed put because to be fair it was a bit rainy during our stay and we didn't want to walk down the assault course of the track down to the road, we had 3 young children in our party and it would have been good to have a swing or a slide in the garden, there was a trampoline but didn't want to risk an injury as there were no nets. Overall we did enjoy our stay it was comfortable and quiet well equipped but it could have been better particularly for the children also as we had a toddler with us a safety gate at the bottom of the stairs would have been good. I would say it's not particularly child friendly more for adults because of the location.

Great farm property
Reviewed on 24/08/2018The Leat is very well equipped and comfortable. There is plenty of room for 8 people and ideal for a relaxing holiday. Although the weather wasnA?t great, we thoroughly enjoyed our stay. A big plus that we could take our 3 dogs! The only slight downside is the unmade track to the property, which rattled my car about, but this certainly wouldnA?t stop me returning!
