Ground Floor only: Sitting room, kitchen / diner. Along the corridor to the bedrooms there are 4 steps which lead up to a twin bedroom with 3' beds, bathroom with shower over bath & WC and a double bedroom with 4'6" bed.
Exterior: Access to large enclosed garden with garden furniture and BBQ facilities.
Facilities & Services
There are night storage heaters and a wood burning stove. An initial basket of logs is provided; thereafter further logs can be obtained from the owner at £1 per basket. The kitchen has a range of modern units, electric oven and hob, microwave, separate fridge & freezer, washing machine and tumble dryer, kettle and toaster. The sitting room has a flat screen digital TV with freeview & DVD player, which can also play CDs and broadcast radio. There is an iron & ironing board. There is WiFi at the property. There is a cot and high chair. There is storage for bikes etc.
Miscellaneous
Electricity, heating, bed linen and towels are all included, but you will need to bring your own beach towels. We regret that no smoking is permitted. Up to two well behaved dogs are welcomed with a small extra charge of £30 per dog per week, although please remember that you cannot leave dogs unattended in the cottage alone. There is plenty of off road parking at the side of the cottage.

Property Location
The Cathedral City of Truro is in the heart of Cornwall and offers a wealth of facilities for the visitor. Dominated by the stunning cathedral, it is one of the south west's most attractive cities. Lemon Quay plays host to many events throughout the year including the Cornwall Food & Drink Festival in the Autumn and the famous Truro Fatstock Show just before Christmas. Regular farmers markets occur every Wednesdays & Saturday and there are also arts & craft markets on Saturdays. There is a wonderful range of shopping for the visitor including all the regular high street stores in addition to Marks & Spencer, Tescos & Sainsburys, but also a wide range of more specialist stores. It really is worth a wander through the back streets and alleys to find some fabulous little boutiques.
Truro has a superb range of restaurants from Bustopher Jones & Mannings on Lemon Street to the always popular Pizza Express. There are lively bars, pubs & nightclubs including the Old Ale House, a busy Wetherspoons and the infamous L2 if you are so inclined!
Falmouth is one of Cornwall's most popular places to visit because of it's unique mix of attractions, water sports, beaches, history and place to eat. The National Maritime Museum Cornwall and Pendennis Castle are both high on visitors lists of places to visit and the views from Pendennis on a fine day a truly magical. Falmouth is the sailing capital of Cornwall with its spectacular deep water natural harbour offering a haven for both cruisers and racers. Many events are held through the summer culminating in the famous Falmouth Regatta Week and associated shore side events. The beaches at Gyllingvase & Swanpool are coarse sand and are wonderfully sunny south facing spots. You can ride the ferry to beautiful St Mawes for the day or take a delightful trip around the estuary stopping off at either Trelissick Gardens or Smugglers Cottage for a cream tea! There are plenty of places to eat & drink in Falmouth and recently Rick Stein has opened his Fish & Chip Restaurant & Oyster Bar at Discovery Quay adding to the superb mix across the town.

Lovely week away in a quiet, rural retreat.
Reviewed on 24/10/2021Just spent a week here with my wife and our young toddler - absolutely lovely place to stay! Tucked away down some lovely little rural lanes and nicely positioned between Falmouth and Truro so shopping, eating and things to do are plentiful and of course all the amazing coastline to explore locally. Nicola (the owner) is a lovely lady who made us feel most welcome and I got the impression nothing was ever too much to ask for. We will most certainly be returning and recommending to friends and family.

Reviewed on 07/07/2021Yet another v good holiday at Roseland Cottage. Ideally placed for north & south coasts with easy access to Truro & Falmouth in particular. Local pub, the Royal Oak, does excellent food with very welcoming staff. Alas, although I have bokked for the same 2 weeks next year, the price has gone up by about 40% so don't know if I will book again after next year.

A GREAT STAY IN CORNWALL
Reviewed on 06/06/2021Rented the cottage for a week in order to have a break and visit family whilst still having our own space. Excellent location as cottage is tucked away in a rural location but close enough to Falmouth, Truro etc. Nikki and Clive were excellent hosts and we thoroughly enjoyed our stay. Top tip for walkers - download iwalkCornwall for some great walks across a variety of terrains.

Nice little cottage
Reviewed on 19/08/2020The owner was friendly and helpful and made our stay as 'normal' as possible during the pandemic. The cottage is nice and clean and tastefully furnished but very small. Had the weather been better we would have possibly enjoyed the garden more so not worried that the living space was so small. It's a lot of money for such a small place. I hadn't clocked there isn't a dishwasher - but realise there's no space for one. Real down when you're on holiday to have to washup! Could do with a fly-screen on the back door as the flies attracted by the horses were a pain. The main bedroom smelled and felt very damp on our last few days when the weather had been miserable.

It is disappointing to have received such a critical review from these guests. The criticisms given by the reviewer have never been made by any guests in the nine years I have been letting the cottage.

Roseland cottage is a cosy, converted stable block in a beautiful rural area which has no pretensions of being anything else.

Excellent, well appointed cottage.
Reviewed on 29/07/2020We had an absolutely lovely week's stay at Roseland Cottage. It is well equipped and very clean and comfortable, with everything we needed for a family holiday being as self-sufficient as possible. The rural location is excellent for an escape, but really close to Truro and Falmouth for amenities. The short trip to the King Harry Ferry makes the Roseland Penninsula about 30 minutes and full of uncrowded family friendly beaches. My daughter loved watching the horses every morning - it made the holiday for her. Thank you for a wonderful holiday.

Pleasant cottage and welcoming host

Nicki is a wonderful host with an excellent knowledge of Cornwall and its attractions and places to visit. Lovely cosy cottage located within a rural setting but very amenable to Truro and Falmouth. A perfect location very close to the coast-to-coast trail which is ideal for walking and cycling. We are already looking forward to a third visit.

A little gem
Reviewed on 15/09/2019Roseland Cottage is a beautifully converted stable block. Whilst the rooms are on the smaller size, they do not feel cramped. The cottage is maintained to a high standard. Nicki and Clive made us feel extremely welcome and were hospitable throughout our stay. They provided some great advice on beaches to take the kids to. The cottage is well located to exploring Cornwall, with easy access to the north and south coastal beaches and St Ives being only 40 minutes away.

Great Colttage for what was an amazing Easter weekend in Cornwall

It's perfectly located if you want to visit Cornwall as it is less than an hour drive from all the places you'd want to visit and don't hesitate to ask the host for advice on where to go and where to eat.

Reviewed on 13/11/2018We stayed at Roseland Cottage for a short autumn break to visit our daughter at Falmouth uni. The cottage was absolutely lovely, set in a beautiful quiet location, but with easy access to the surrounding areas. Great kitchen, comfortable beds and the log burner made for a relaxing few days, and the enclosed garden was ideal for our dog. The fresh eggs and bottle of wine on arrival were very much appreciated. We would definitely return to Roseland Cottage.

one of the best cottages I have stayed
Reviewed on 07/10/2018The owner Nikki was so very welcoming and lovely. We were treated to a cream tea on arrival, there was a bottle of wine in the fridge and half a dozen eggs from Nikkis' hens. Such a lovely thought which helps to make a special welcome. The cottage was furnished to a very high and tasteful standard. We stayed at the end of September when the nights were a little chilly, so the heating and the woodburner made for a very cosy evening. The situation of the cottage was fairly central to the Roseland Penninsular and on the other side - The Lizard and Landsend areas. We loved it here and would definitely recommend it to families and couples who want a quiet retreat, but not far from places of interest. I for one did not want to leave this lovely place.

Reviewed on 27/04/2018Lovely accommodation with everything you need. The owners were very friendly and helpful. We enjoyed the hot cross buns on arrival and the wine, eggs and fresh flowers were appreciated. The cottage is in a good location to visit lots of Cornwall.

Lovely cottage in great location
Reviewed on 03/09/2017Spent a week at Roseland Cottage with my two adult daughters and two cocker spaniels. The cottage had a warm and friendly feel to it and Nicola (the owner) was most welcoming. Luckily the weather was fabulous most of the time too! The accommodation suited us very well and was styled with good taste. It was really helpful to have little things like Ecover washing up liquid, plenty of tea towels and washing machine tablets supplied. Nicola's free range eggs were sublime and the bottle of wine much enjoyed! The garden was private and safe for the dogs. Plenty of parking was available. The location was very good - only a few minutes drive to Truro where there's a big Sainsbury's and in general it gave us good access to most of Cornwall. Would definitely recommend this place for a relaxed holiday.

Not for me !!
Reviewed on 03/05/2017We found Roseland cottage to be in a lovely situation but on arrival there was no-one around to be greeted by the cottage itself was well equipped had nice gardens to admire the views over the countryside.

I feel I must respond to this review as I do not think it accurately reflects Roseland cottage and the experience of the guests who wrote it. The cottage was booked only the day beforehand and the guests were contacted before they arrived to explain that no-one was able to be there to meet and greet them. They were told how to let themselves in where they would have found a complimentary bottle of wine and half a dozen eggs from our chickens. They were well looked after during their stay.
Every care and attention to detail are taken at Roseland cottage to provide comfort, cleanliness and a pleasant holiday experience in a lovely part of Cornwall. We feel it is very good value for money and indeed many of our guests return year after year.

Reviewed on 24/11/2016Came to celebrate graduation and birthdays. Ideally situated 10 minutes from Truro. We had a relaxing stay in a converted stable. Plenty of home comforts and when illness struck the log burner was a great focal point to gather around and wait it out. Only advice would be to take a torch and wellies. Welcoming hosts were the icing on the cake and we would definitely go back.

Late summer holiday.
Reviewed on 02/10/2016This was our second stay here at Perranwell Station and we were not disappointed . The welcome with a homemade cream tea and a bottle of chilled excellent white wine was heartwarming. The converted stable was ideal for us with our 18 month old Bearded Collie and the woodburning stove gave us cosy evenings . Overall a good place to stay for easy access to Truro and Falmouth and the local beaches.

Perfect Summer Retreat
Reviewed on 05/09/2016A beautiful barn conversion cottage, incredibly peaceful location in an area of outstanding beauty. Nicki and Clive were incredibly welcoming and friendly but not intrusive. My 5 year old was thrilled to get to have a ride one their Shetland pony Norman one evening and loved waking up to see if Norman was awake every day. The cottage was incredibly clean and pretty with all the facilities you could want. The location is great for exploring our favourite places such as st Ives and Newquay. The garden was great for the kids to play in and there was even badminton rackets/footballs etc for us to borrow. If we were to be incredibly picky we would say the sofas weren't very comfortable but that is absolutely the only 'problem' and wouldn't put us off going back - in fact we are definitely looking to book again. We have always enjoyed caravan holidays and this year decided to try something different and I'm so glad we did - in comparison to a caravan site this is so peaceful I think we're cottage converts!

A magical family stay
Reviewed on 31/07/2016This cottage and location is ideal for families and very well equipped. We all felt instantly relaxed arriving and the hospitality of the owners was second to none. They were very attentive to our needs and provided everything we needed with some extras too. They very kindly let the children ride the pony, which became the highlight of the week for all of them. All the activities and attractions we went to were a reasonable drive away with lots of local gems very close by.

Absolutely perfect holiday cottage
Reviewed on 08/05/2016Our stay at Roseland Cottage was perfect. We thoroughly enjoyed the welcome cream tea and bottle of excellent wine in the fridge. The enclosed lawned area was perfect for our bearded collie Kyla and she soon made friends with Norman the Shetland pony in the nearby stable. The cottage is in a perfect location , quiet but very accessible to nearby shops and the towns of Truro and Falmouth. We will certainly be staying at Roseland again.

Reviewed on 03/04/2016Roseland Cottage is a lovely converted stables block, with excellent decor and lots of little touches that show great care and attention. The log burner was a great cosy focus in the evenings. Really close to the gorgeous city of Truro, beautiful gardens and beaches, it is a lovely spot to explore either coastline or big draws like the Eden Project. The owners are on hand, incredibly helpful but not at all obtrusive. Our children loved seeing the horses opposite every day, and particularly the offer of a ride on Norman, the Shetland pony. Wholeheartedly recommend. Thank you Nicki for our lovely Cornish holiday!

Just 10 minutes from Truro, 10 minutes to Falmouth in the other direction, and roughly 30 minutes to both Padstow and Newquay on the North coast. Run by a delightful couple, who are very friendly and helpful if you need them. The cottage couldn't have been better. Very well presented, clean, and well equipped. It has a new log burning fire, and also has excellent unlimited broadband coverage. We are already planning our next stay at Rosalind Cottage, and would thoroughly recommend a stay to anyone else thinking of visiting this delightful part of the UK. In short, just a perfect, perfect place to stay and visit, and which I can't praise highly enough. Go for it, you really won't be disappointed.

Great Welcome and a real pleasure

If you love horses there are three in the stable opposite. Great for North and South Coast. Fal estuary, mylor, Falmouth and St Mawes gorgeous. St Ives a stunning train ride away from local station.

Quiet and Comfortable

We are retired and having lived in Cornwall for ten years We now live in the Peak District and return each year staying in different places, which we enjoy, I would recommend this property for its location as you can explore different coast lines and walks.

A first rate stay in a fine part of the world
Reviewed on 12/05/2015We have just enjoyed an excellent week in early May in Roseland Cottage. Beginning with welcome cream tea and complimentary wine in the fridge, Nicki and Clive were attentive and welcoming hosts, on hand but not intrusive, and were kind enough to allow our 3 year old to groom and then ride Norman the pony, a huge highlight of our stay for her. The cottage is very well presented, and homely. Poor weather meant we were using the very efficient wood burning stove, which added to the ambiance, and the beds were comfortable. There's are plenty of reading materials and games, a decent TV and DVD player, and the cottage is well set up for children with high chair, beach toys and cot all available (and only a few stairs). The area of the Fal estury is delightful, and the Roseland peninsula beaches are easy to get to. The coast to coast bike path passes just a stone's throw from Roseland and the cottage has a really useful outside room for bike storage. All in all, a delightful stay in a very well appointed cottage.

A GREAT HOLIDAY AT ROSELAND COTTAGE
Reviewed on 25/06/2014The four of us plus Ruby our Lurcher had a great holiday at Roseland Cottage. Thanks to Nicki the owner for all her tips of what to see and where to go. The cottage was very comfortable and had everything you could think of . The welcome cream tea was a bonus after driving for 7 and half hours. I would certainly recommend a stay to any one it was beautifully quiet but not far from the main places to visit by car. Would love to go back. Alison from Countesthorpe, Leicester.
