    Dog Friendly
    We have some lovely pet & dog friendly accommodation in Cornwall. Many of our holiday cottages and self catering accommodation across Cornwall are pet and dog friendly. Cornwall is a fabulous place to bring your dog, with miles and miles or coastal and inland paths to explore. Do be careful near the cliffs as many edges are unprotected, or with only gorse or bracken separating your pet from the sea. Please check which beaches are dog friendly, many have restrictions during peak periods. Some properties may charge a small additional fee for pets.We have over 270 dog and pet friendly rental properties in all locations.  Choose from countryside, town or beach cottages with wonderful views, apartments, barn conversions, beach houses, harbour side and cliff top cottages. Many of our pet friendly holiday homes have gardens and the beach on your doorstep providing the perfect setting for you and your dog.

    We have a large selection of accommodation within walking distance of a beach in Cornwall Many of our holiday cottages and self catering accommodation across Cornwall are within easy reach of a fabulous beach. Picturesque walks along the cliffs or a short jaunt through cobbled streets, make walking to a beach a memory in itself. Cornwall offers long stretches of sandy beaches as we as cute coves with pebbles to skim. An increase in beach cafes across the region offer a range of home made cakes, Cornish ice creams, and even gourmet meals to refresh you after a long day on the beach.  Throughout the winter months you'll find an array of windsurfing, kite surfing, body-boarding and surfing beaches, predominantly across the north coast, but also if the wind is in the right direction the south can offering great waves.

Primrose Hill holiday home occupies a spectacular position in St Mawes with stunning estuary views of the Percuil River and across to Froe Creek. A luxury holiday home which is beautifully spacious, refined and immaculately presented and with the benefit of almost every modern convenience. A 10 minute walk will take you to St Mawes village harbour.

Property Details

Primrose Hill is an immaculately presented, substantial four bedroom property. It has been recently renovated to the highest standards and you will find yourself in a luxurious bubble with breath-taking estuary views, a stunning open plan kitchen / dining room, decadent bathrooms and a predominantly sheltered sun trap of a patio. There is plenty of outside space for children to explore or if it is raining then the separate TV room is a massive bonus.

Primrose Hill is situated on the private Freshwater Lane and is just a 10 minute walk from the pretty harbour area of St Mawes. It is also an ideal location for those getting out onto the water as it is just a 5 minute walk to either the St Mawes Sailing Club Quay, Freshwater Boatyard or Polvarth with all their launching facilities. St Mawes is one of Cornwall's most desirable holiday destinations and the stunning harbour, surrounded by lovely local shops, restaurants, bars and hotels is a constant bustle of vibrancy during the season. There are ferry links from the harbour to St Anthony, Falmouth, Trelissick and Malpas. During the winter it is a quiet, peaceful village that rarely sees frosts or snow.

Accommodation
Ground Floor: Open plan kitchen dining area with double doors opening on to the sun terrace, door leads to rear lobby with further doors leading to: the integral garage, downstairs shower room with WC and hand basin, utility room and a door to the rear garden. Also from the kitchen dining area is a separate TV room to the rear and a further door leading to the large living room with wood burning stove, comfortable sofas and double doors that also open on to the sun terrace. Stairs from the kitchen / dining area lead to:
First Floor: Large landing with doors to: Master bedroom with 5' bed, large wardrobes, Juliet balcony with sea views, large ensuite bathroom with walk in shower, separate bath, WC and His and Her basins. Bunk bedroom with views to the rear, built in bunk bed with 4'6" bed at bottom and a 3' bed on the top, sofa and storage. Family bathroom with large walk in shower, separate bath, WC and hand basin. Double bedroom with 5' bed with wardrobes and chest of drawers. Double bedroom with 5' bed, large wardrobes, Juliet balcony with sea views, large ensuite bathroom with walk in shower, separate bath, WC and hand basin.
Exterior: Large patio with external furniture, separate stone picnic bench and landscaped garden.

Facilities & Services
Heating is via underfloor heating and the wood burning stove. The kitchen has a range of modern equipment. The range cooker has an induction hob and electric oven. There is a toaster, kettle, American style built in fridge / freezer, dishwasher and Nespresso machine. The kitchen / dining area has a flatscreen digital TV. The small reception room has a large flatscreen digital TV. The utility room has a separate washing machine and tumble dryer. The sitting room area has a large flatscreen digital TV & Netflix. There is an iron & ironing board.

Miscellaneous
Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. An initial supply of kindling and wood is provided. There are parking facilities for 3 / 4 vehicles. Unlimited WiFi is available. Regrettably no smoking. Unfortunately dogs are not permitted at Primrose Hill but please be aware that dogs have stayed here previously. The property is strictly no children under the age of 7 years old, including infants, with no exceptions. Only a maximum of 2 children are permitted between the ages of 7 and 12 years old.

Property Location


St Mawes is one of the finest waterside villages in Cornwall. Situated overlooking an idyllic bay on the eastern side of the famous Falmouth Estuary, St Mawes has one of the mildest climates in Britain due to its proximity to the Gulf Stream. The sea is at the heart of the village and has helped to shape St Mawes from the little fishing village to the fashionable holiday destination that is so popular with visitors. A mecca for boating enthusiasts, St Mawes is a particularly popular sailing centre. Weekly club racing, village regattas and larger events are commonplace on the superb waters of the bay all through the summer.

St Mawes has so much to offer the visitor. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax and watch the world go by. The little Place ferry takes visitors to explore St Anthony's Head or there are regular ferries to Falmouth. Being situated on the seafront, the village is also known for the restaurants and pubs that serve superb fish and shellfish dishes all year round. There is a selection of pubs & hotels with restaurants (including the renowned Hotel Tresanton) all within easy walking distance. There is a range of shops all within a few minutes’ walk including a Cooperative store, Post Office, chemist, butcher, baker and art & clothes shops. The village also has both a doctor’s and a dentist’s surgery.

Events on the Roseland reach fever point in August when sailing regattas, carnivals, fayres and fun days take place all over the Roseland and the waters of the Carrick Roads. It is a memorable place for many people who return year after year to enjoy the magic of this beautiful place.

Great Time Once Again

Once again we had a lovely time staying at Primrose Hill, coupled with the fact that St Mawes holds a certain charm for us. The cleanliness is perfect. The Housekeeping Team lead by Julie Kemp are always consistent in the presentation of the house, making the initial arrival at the property such a pleasure. The house has a lovely easy going atmosphere and we love the fact that most of the ground floor living space is open-plan. Thank you also to the booking team at Cornwall's Cottages.

Had a Brilliant Time Again

Once again we had a great time staying at Primrose Hill in St Mawes. As I have always said the cleanliness and Housekeeping by Julie Kemp and her team is just excellent. The fresh flowers always make the house feel like 'home'. The team at the Cornwalls Cottages are also so friendly. We shall return later this year.

Excellent family holiday property

We had an excellent break at Primrose Hill, which is a very high quality property. We have stayed in a number of nice houses in the West Country, and this one ranks the best. The property is decorated and fitted to a high standard and provides perfect social space for a large family group. The views over the creek from the terrace are excellent, and the house is a relatively short walk from the shops and restaurants in St Mawes. Highly recommended and I am sure we will return.

What a lovely home. Always enjoy our holiday there !

We have stayed at Primrose Hill a number of times and look forward to each stay. Cornwalls Cottages are a friendly team and make each booking very easy. The location of the property is ideal and also it's size and home comforts make our holidays totally relaxing. Another important part of our holiday at Primrose Hill is the Housekeeping by Julie Kemp and her team. She is always accessible if needs be and also the house is a pleasure to walk in to as we know it will always be immaculate. We shall be returning again in June this year.

Great for a family get together

We stayed at Primrose Hill in November, the house was warm, comfortable and very well equipped. The fantastic kitchen, dining, sitting area was a perfect sociable space for our family get together. It's in a great quiet location with an easy walk into the village. The housekeeper was very helpful too. Would definitely recommend this property.

Lovely warm house

Stayed with 2 other couples, November 2018. Had a fabulous time. Great kitchen, beautiful bedrooms, lovely lounge. Only negative was the DVD player not working. Thank you Paul and Sue Salisbury.

Another lovely stay !!!!!!!

This is our third time since April this year that we have stayed at Primrose Hill. The house is very comfortable and a great size for two of us even though it obviously caters for more holiday makers. The house is open plan, modern and a great location. The housekeeping, as always, is excellent. Also when we have had to contact Julie Kemp (Housekeeping Management Company) she responds almost immediately and has always assisted us and managed to solve any issues we may have had. Therefore taking into account all of the above we shall be delighted to return to Primrose Hill again!

Perfect and a tranquil place

We were a party of two and enjoyed Primrose Hill for 6 days. House and gardens are in a excellent condition. Sitting on the patio and listening to the birds with no other sounds to hear was absolutely relaxing. A big 'Thank You' to the owners for sharing the spices. And the Keeper Of The Sonos Box did his duty. We plan to come back to this beautiful place.
