Please be aware that the living room and dining area is split level with 2 steps.
Pedn Lodge is situated on the private Pedn Moran lane and is just a short 5 minute walk from the pretty harbour area of St Mawes. There is a selection of pubs and hotels to choose from plus a small range of shops. You can also access the passenger ferry to Falmouth. Pedn Moran is also an ideal location for those getting out onto the water as it is just a 5 minute walk to either the St Mawes Sailing Club Quay, Freshwater Boatyard or Polvarth with all their launching facilities.
Accommodation
Ground Floor: Open plan sitting room with TV with two steps up to dining area / kitchen. Leading off the kitchen is a utility room with a separate WC attached and a rear door that leads to the patio etc. Master double bedroom with 5' double bed and en-suite shower room & WC. Two twin rooms both with 3' single beds. Family bathroom with bath, separate shower & WC.
First Floor: TV lounge area, double bedroom with 5' bed and en-suite shower room & WC.
Exterior: Large patio deck with external furniture, and landscaped garden which is fully enclosed. There is a large gas BBQ for which gas bottles are provided.
Facilities & Services
Heating is via under floor heating. The kitchen has a range of modern equipment. There is an induction hob and electric oven, a microwave, toaster, kettle, fridge and dishwasher. The utility room has a sink, washing machine, tumble dryer and freezer. There is a Nespresso machine, but you will need to provide your own capsules. The sitting room area has a Smart TV & DVD player. There is an iron & ironing board.
Miscellaneous
Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. There are parking facilities for up to 3 vehicles, but the garage is strictly out of bounds for vehicles. Wifi is available. Regrettably no smoking or dogs are allowed. There is a high chair available.

Property Location
St Mawes has so much to offer the visitor. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax and watch the world go by. The little Place Ferry takes visitors to explore St Anthony's Head or there are regular ferries to Falmouth. Being situated on the seafront, the village is also known for the restaurants and pubs that serve superb fish and shellfish dishes all year round. There is a selection of pubs & hotels with restaurants (including the renowned Tresanton Hotel) all within easy walking distance. There is a range of shops all within a few minutes’ walk including a well-stocked Cooperative store, Post Office, chemist, butchers, and art, book and clothes shops. The village also has a doctor’s surgery and a dentist’s surgery.

Beautiful Pedn Lodge

Despite the challenging times everything possible was done by the owners and the holiday company to ensure our stay was safe and comfortable. Beautiful.....Missing it already.
Reviewed on 10/01/2020Pedn Lodge is a lovely place to stay and feels like a second home. It is clearly a beautifully designed and decorated home (it feels like a home to the credit of the owners) and with stunning views over St Mawes harbour and out to the mouth of the River Fal. The owners have carefully thought through every thing you take for granted at home; even down to binoculars for looking out to Pendennis Castle!! Pedn Lodge is clean, tidy, stylish, warm and with a calm atmosphere. We will definitely stay here again!!

Reviewed on 04/07/2019This was our second family holiday at Pedn Lodge, the house and garden are beautifully kept and offer glorious views over St Mawes. Outdoor dining is a pleasure and the deck is a space to relax which we all enjoy. Pedn Lodge is situated on a quiet lane, but is only a short walk from beaches, ferries and all the great amenities St Mawes has to offer. The owners and housekeeper are extremely helpful. All in all we hope to return soon!

Pleasant stay at Pedn Lodge

Excellent location, just a short walk into St Mawes and to the local shops and beach there. The house was very comfortable and clean, and very tastefully decorated. We had everything we needed and were delighted by the beautiful views from the house. Highly recommended.

An idyllic retreat!
Reviewed on 18/07/2018Our week in Pedn Lodge was most enjoyable. The property is beautifully and comfortably furnished and is maintained to a very high standard. I loved the vase of flowers placed to welcome us. There is lots of space which enabled us all to relax as we pleased, some being more active in the heat than others! The glorious weather showed St. Mawes at its best and we will always remember the beautiful views from windows and garden. My granddaughter 's comment on arrival was "This is amazing", which summed up our response! I have already recommended it to friends.

Great house
Reviewed on 18/09/2017We had a great week in Pedn Lodge. The location is great - I've put good rather than excellent as it's up a bit of a hill, which is fine, but if you want to be right on the waters edge it's not quite there. However, that means you get lovely views and a great garden as well as lots of space, so it's a great trade off, and the walk to the harbour etc is very quick. It's a very relaxing part of the world and a lovely house. The garage is extremely useful for making sure you don't get sand and outdoors stuff into the main house, which helps hugely. The main sitting area is wonderfully light and spacious, and the overall quality of the house is very high.

A very short week at Pedn Lodge
Reviewed on 07/08/2017From the moment we arrived at Pedn Lodge to the moment we left, the whole family enjoyed their stay. On arrival we found superb views, everything spotless, all needs fulfilled for the mum of two (washer and drier) and lovely thoughtful touches. There was nothing more we could have wished for (apart from a live in chef maybe). All in all a fantastic place to stay.

Reviewed on 24/07/2017Our second visit - just as wonderful as our first.Pedn Lodge is a beautiful,modern ,luxury home.We feel special when we are there.The location is stunning with sea views from many windows.St Mawes has everything we need - good places to eat ,some lovely shops and an amazing deli hidden away in the arcade .Although the weather wasn't brilliant ,it didn't matter because of our luxurious accommodation.We look forward to returning next year .

Perfect house in a beautiful Cornish Village
Reviewed on 04/06/2017We had a wonderful family stay at Pedn Lodge with our two pre-schoolers. The garden is perfect for sunbathing, exploring, playing hide and seek(!) and the amenities in the house were perfect. The linen, towels etc. were very clean and perfectly laundered. The house was close to local amenities, within walking distance (even for little people) to the beach (tide allowing), restaurants, and the harbour to catch the ferry to Falmouth. It was truly a home from home stay. We look forward to returning again and again.

A good house with decent views
Reviewed on 14/08/2016It's a very comfortable house and decent views and it gets a lovely evening sunshine . Parking is very useful , excellent BBQ ,plenty of hot water and well equipped kitchen except for the lack of extra plates etc for extra dinner guests . Wifi very unreliable and sometimes didn't even work . All in all a lovely house and one I would recommend - we shall be returning next year !

We were very surprised by your comments about the wi fi as we have never had any complaints before and actually find it significantly faster than our wi fi here in Bristol. Having looked into the issue further I am advised that there was a problem in St Mawes at the time,caused by BT Openreach, and that the fault has now been rectified.
We certainly hope this will not be a problem for you next year.

Living the Dream

From the moment we stepped inside we knew it would not disappoint .The stunning views , the quality of the interior & the fabulous location turned out to be better than we'd expected.We did not want to leave - it was all so relaxing with plenty of space for 7 of us .We were blessed with lovely weather which meant that we could also enjoy the delightful garden .

Great house in a great location
Reviewed on 31/07/2016This was another of our many visits to St Mawes. Our normal holiday home was booked so we went for Pedn Lodge. We were not disappointed as the property was very well appointed and very comfortable with a usable garden. The wooden deck was ideal for barbecues and it was unusual to have access to the garage to store our roofbox and boots etc. It contributed to a great family holiday for all six of us.

Holiday at Pedn Lodge
Reviewed on 13/06/2016On arrival we found Pedn Lodge to be lovely , bright and spotlessly clean. The kitchen was well equipped although we did struggle at some mealtimes seating 6 adults and 2 children at the dining table. The lounge area was comfortable and the outside space and garden superb. The upstairs lounge was a great bonus, and we even got to use the barbecue on a couple of occasions. Overall we all had a fantastic time and thought Pedn Lodge definitely deserves a return visit.

Amazing house, couldn't have been better
Reviewed on 16/11/2015My family and I holiday in St Mawes every year as we have family down there, so we have stayed in many, many houses/cottages but this one is by far the best we have ever stayed in! t was modern, clean, great location and big enough for all of us to stay there comfortably. We went out of season so got a great price, very pricey in the summer but it would be worth every penny to be honest.

Reviewed on 13/09/2015The only things that grated were the 10am kick out time - difficult with two 18 year olds and an 88 year old - and the sheer expanse of tiling in the lovely reception/dining space. Easy to clean but made the room echoey and a bit 'cold'. Also my mother had to put a chair at the bottom of the steps to remind herself they were there. These have a tendency to be invisible to older eyes and bright light. Loved it though!

As we have recently bought Pedn Lodge we are giving careful consideration to all the feedback and will be making various changes to improve the property still further over the coming months. Notwithstanding that the property has recently received full building regulations approval we are discussing making changes to the steps with our architect and builder so that they have more definition in bright light.

Reviewed on 03/11/2014The property was superb and well furnished throughout the only items we found surprising that were missing coat hooks or a cupboard also no shoe rack. We would consider using the accommodation again if their was enough couples,the property is for sale but we will visit the website for next years holiday. We have been to St Mawes for the past 24 years sometimes 3/4 times a year.

Luxurious property, beautiful landscaped garden, decked seating area panoramic sea views
Reviewed on 26/08/2014We have previously stayed at Pedn Lodge a couple of years ago and have been looking forward to our summer holiday there as it is a luxury property with excellent facilities. The sea views are stunning, along with the beautiful landscaped garden and large decking area with ample seating. We were lucky with the weather and were able to enjoy the outdoor seating, lovely garden and stunning scenery. The kitchen is well equipped with excellent cooking facilities. We loved the addition of the new curtains to the lounge area! The bedrooms and bathrooms are as you would expect for such a well presented property and provide spacious sleeping and washing options. We had a terrific holiday and hope very much to return for another holiday at Pedn Lodge. Amanda

Great property in a superb setting
Reviewed on 20/07/2014We loved the property with it's seaviews and easy access to the facilities of St Mawes. The garden is a delight - not huge but well designed and planted and the decking provides a lovely spot to sit or eat overlooking the sea. It is well equipped but the instruction sheets could be improved as i really don't want to read manufacturers booklets when on holiday. It took us days to find the microwave and the contact number could not provide the information either. Overall a property I would recommend to others (except those with small children )and would be pleased to stay at again but to be perfect improved information and instructions and,although isolated examples, I don't expect stained towels or previous guests cotton wool pads in the ensuite.
