Manor Fletching is a beautifully presented stone barn retains many of its original features which, due to the thoughtful design by the Owner and master craftsmen, blend seamlessly with the recent contemporary additions. The open plan living-room with beamed ceilings has a cosy wood burning stove and french windows opening onto the private garden and hot tub. There are two double bedrooms and a fabulous bathroom, which is a luxurious blend of natural materials and glass. On warm days you can bring the outside in and when the temperature drops, stay cosy around the fire. The quality finish continues in the open plan solid oak fitted kitchen which has granite work surfaces and Neff appliances throughout.
Accommodation
Ground Floor: Main entrance leads into the spacious open plan living space. The sitting-area has a comfy corner sofa and armchair around the cosy wood-burning stove There is the gorgeous solid oak fitted kitchen at one end with granite work surfaces and Neff appliances. An oak dining table seats 6 and there are the french windows opening onto the private garden and hot tub area. There are two very sizeable bedrooms which lead off the living space. The master bedroom has the option of a super kingsized bed of 6' or 2 3' singles and has huge character with the exposed stonework wall. The second bedroom also has a 6' super kingsized bed. The bathroom is luxuriously appointed with a delightful freestanding slipper bath and a powerful shower with a large rose. The combination of original stonework, gorgeous marble and the feature glass wall make this very much a 'boutique bathroom'.
Exterior: There is a grassed garden, enclosed via stock fences and wall so you might have to watch an escapee dog. There is plenty of space to relax, enjoy the hot tub and sit outside in fine weather. There is a BBQ but you will need to provide your own charcoal.
Facilities & Services
There is oil fired central heating that provides under floor heating which is individually controlled from every room, but the property is so well insulated it is always warm. There are heated towel rails in the bathroom and a wood burning stove in the sitting room. The kitchen has an electric hob, electric oven, microwave with grill, toaster, kettle, fridge/freezer, washing machine/drier and dishwasher. In the sitting room there is a flatscreen, large TV & DVD player. WiFi is available throughout the property. There is an iron and ironing board. A travel cot & highchair is available (please bring bedding for travel cot).
Miscellaneous
Electricity, heating, bed linen (apart from cot bedding) & towels are all included but please provide your own beach towels also for use in the hot tub. An initial basket of logs is provided for your stay; thereafter further supplies can be purchased from the owner or from the local shop. Off road parking is available. A maximum of one small to medium sized dog is allowed at £40 per week, although please remember that you cannot leave dogs unattended in the property alone. No smoking is allowed.
Regrettably no smoking is allowed.

Short breaks are available during quieter periods.
£500 pre-authorised to your credit or debit card as a security deposit is required.
Property Location
The Lizard has been designated an ‘Area of Outstanding Natural Beauty’ as it justifiably deserves. It’s teeming with diverse wildlife and beautiful coves, stunning cliff paths, sandy beaches, fishing villages and spectacular scenery. The Roskorwell barn cottages are perfectly set up by the Owners to ensure a relaxing, tranquil holiday in spacious accommodation and superb sea views. It has a remote feel, but it is only a short drive to Helston and much of south and western Cornwall is within easy reach. There are lots of footpaths both inland and coastal, and the Coastal Path at Porthallow is the halfway point of this stupendous pathway. It is ½ mile from Roskorwell and has a delightful pub, Beach café and Fat Apples café. The beautiful Helford river is close by, a picturesque village with lovely pub and the ferry across to Trebah Gardens, and Frenchman’s Creek (Daphne du Maurier - ‘Rebecca’) is a short walk away.
The Lizard is England's most southerly point. The Lizard point is famous for shipwrecks and the area highlights include early Spring flowers - including beautiful yellow daffodils everywhere, the Lizard Lighthouse, swimming and surfing from many sandy beaches, and delightful fishing coves. At the heart of the Lizard village stands a 13th century church, famous for its ornate woodwork. There are loads more places to visit on the Lizard and highlights include walks along the coastal path and cliffs, the famous Victorian holiday destination of Kynance Cove with the beautiful rare Serpentine rocks and café, a visit to Trelowarren Estate, and the fascinating Goonhilly Earth Station and its Segway course.
Mullion is the largest village situated on the Lizard Peninsula and boasts a number of quality pubs, cafes and restaurants among its various attractions. Four beaches - the towering cliffs of Mullion Cove - a fishing harbour, Poldhu Cove with café (and Marconi Centre), isolated Polhurrian Cove and amazing Church Cove - are conveniently nearby and easy access to the South West Coastal Path offers visitors the chance to explore the beautiful surrounding cliff scenery. The coastal path goes to the miles of sand at Loe Bar and Pool (Cornwall’s largest lake and wildlife haven) and on to the Penrose parkland.
The ancient market town of Helston is about 5 miles away and provides a comprehensive range of retail, business, health, leisure and educational facilities. The town is home to the annual Flora Day and famous Furry Dance on the 8th May and provides easy access to the east to the popular harbour town and resort of Falmouth with its excellent maritime facilities, and west to Mount's Bay and the harbour town of Penzance with its regular passenger ferry and air services to the Isles of Scilly. The Lizard is about 5 miles distant and is the most southerly point in the UK with spectacular coastal scenery and walks. Flambards is great for the kids and you can step into Cornwall's mining heritage at the Poldark Mine.

Very nice place, isolated and very peaceful
Reviewed on 01/07/2021Communication was excellent prior to the stay, clear directions etc.. We had an issue with a smoke alarm beeping one night and that was dealt with very swiftly. The accomodation is really nice, old farmhouse look in a modern build. The place is so quiet it's really nice. But you do need to jump in a car to even go to a shop.

We were lucky enough to meet John (the owner) who was very helpful with local beaches etc. The garden is secure and we had no issues with dogs escaping! We will definitely be returning!

A week at Manor Fletching
Reviewed on 17/09/2020Having stayed previously at Manor Avor we had an appreciation of what to expect, we were joined this time by our daughter and her partner and therefore required the additional space. An extremely quiet relaxing location was what we were looking for and that is exactly what we got. The Manor is very comfortable and even with the COVID-19 restrictions in place everything we required was provided. Great walks for the dogs straight from door and access to the SW Coastal Path. Hot tub was a benefit after walking this path. John the owner was helpful in providing advice but certainly not intrusive. Perfect location for Paddle Boarders or Kayakers for exploring the coastline or the Helford River. A car is required for this location. We will return as this cottage suits our needs perfectly.

Lovely, but expensive considering... .
Reviewed on 20/08/2020Nice, comfortable and clean cottage with a hot tub in a lovely location. Loved that the cottage was warm and cosy despite cool weather outside on some of the days. I found my bed exceptionally comfortable. Bit of a strange set up as the parking lot has sea views, but not the cottages, I suspect this is historic, but seems a shame to have a warehouse type thing blocking what is a magnificent view. It it visible from the expansive gardens though. Kids loved the hot tub and was nice to have our own little garden. For the price we paid would have not expected to have had workmen working opposite our garden though, given it is peak holiday month. This made for a lack of privacy whilst in the garden and hot tub. Would also have expected a sea view for the price that was charged.

I think this is first time someone has called the Hay Barn a 'warehouse type thing' :-). The site/gardens has coastal views but not Fletching barn directly.
The 2 workers are installing an interior in the new garage for another week or so and not visible mostly...sorry for day time inconvenience (hot tub best at night with stars?)

Great holiday

Ein gemA 1/4 tlicher Kamin und drauA?en der Whirlpool machen das Cottage perfekt. Ein idealer Ausgangspunkt um Cornwall zu erkunden

A New Year Escape

Beautiful cottage with great views
Reviewed on 30/10/2019Cottage was lovely. Loved the welcome pack of the essentials tea coffee milk and of course wine! This was our second stay. Whilst the location is slightly further out the rural aspect is peaceful and the cliff top views are lovely with great beach and sheltered sea for the dog to swim in. Fabulous stay. We would go back again.

Wonderful cottage in a peaceful, rural location
Reviewed on 16/05/2019We had a wonderful stay at Manor Fletching at the beginning of May. The cottage was so clean and tidy when we arrived, along with a lovely welcome tray and flowers which was really appreciated. We loved the location of the cottage, yes it is out of the way and you do have to go down some fairly narrow/windy lanes to get there but we are not bothered by this and like to be away from it all. Had lovely day trips to the Lizard, Falmouth, Marazion and St Ives. The cottage itself was extremely well equipped with (nearly) everything you could need, including spoons for our toddler! A highchair and cot was provided for us and everything was in excellent condition. I really don't have any faults or negative aspects with the cottage - the only thing I would suggest is perhaps some form of shower shelf or unit to put shampoo bottles on - it was a bit awkward only being able to put everything on the floor. We had a bit of a problem with the dog staying in the cottage next door, as the gaps in the fence are quite large we kept finding their dog had come into our garden. Not a problem for us as we like dogs, but maybe not something which everyone would like. We definitely would stay here again and would highly recommend.

Hot tub is great for star watching Bed and sofa very comfy, well equipped kitchen. Lots to do within reasonably easy reach and a fabulous location for exploring the coastal path around the Lizard. All in all a great stay

A truly brilliant holiday cottage, in a beautiful setting and garden area
Reviewed on 19/07/2018The cottage is very well equipped and exceptionally clean and ready for occupation. The living area is large and comfortable, with the kitchen area being spotless. Bedrooms (2) have great mattresses, and are roomy and bright. The wet-room is well designed with both a bath & shower. The garden is secluded, with a hot-tub, barbecue, table and chairs Within a 15 minute walk along the cliff path, one enters the quaint village of Porthallow, with a shingle beach and a homely pub which is dog-friendly Altogether ... a brilliant place to spend a holiday. Within easy reach are some stunning walks and beaches, as well as some great eating places

Fantastic cottage
Reviewed on 29/03/2018We had a lovely stay in Manor Fletching. When it snowed. We stayed in, lit the fire and cooked dinner! The cottage is finished to a very high standard and has everything you could need. It was spotlessly clean. The bathroom is very luxurious with a walk in shower and slipper bath. Hot tub was brilliant to relax in after a long day of walking. The location is rural so great if you want to get away but facilities and the beaches are all within a short drive. We were sad to leave and hope to return again in the future.

Very cosy
Reviewed on 15/02/2018Beautifully converted barn, has everything you would ever need. Nice and warm in the winter (we missed the underfloor heating when we got home!) Absolutely perfect in every way apart from you canA?t see the sea from inside the cottage, however you canA?t have everything! And itA?s not very far away!!!!
