Property Details
A fabulous hot tub in a very private spot sits in the corner of the enclosed patio, also accessed from french windows from the master bedroom. To one side of the garden is a raised lawn area and a summer house which has the best views of the whole property - what an amazing place to relax or a perfect spot for dining al fresco or simply relaxing in the sun or under the shade of the summer-house. With a great local pub a short stroll down the hill, coastal walks from your doorstep and easy access to the Lizard peninsula, Helford passage and beyond, Manor Farmhouse could be your dream holiday home, however it might just be so good that you may never want to leave.
Accommodation
Ground Floor: Main entrance into hallway leading to the large fully fitted oak kitchen with granite work surfaces and Neff appliances. An island unit creates fabulous amounts of work surface. A large oak dining table seating 8 and an oak dresser occupy the end of this amazing space with the large french windows and glazing above giving every justice to the amazing view out to see. Get up early and watch an amazing sunrise over the sea!
First Floor: A staircase with a stair gate at both bottom and top leads to the open plan sitting room with a huge comfortable sofa with chaise longue and a raised dining area at one end with a fabulous antique dining table.
Lower Ground Floor: The master bedroom has an impressive 6' super king-size wooden bed alongside other furniture made by Amish craftsmen in the USA and french windows opening to the private hot tub area. The en suite shower-room with a walk-in double shower with large shower rose and separate dressing-room are just next door. The second bedroom has 2 3' single beds that can be linked together to provide a single 6' super king-size bed. The third bedroom is furnished with a lovely 4' 6" wooden double bed and an antique Victorian wash stand. There is a family bathroom with free-standing bath and separate walk-in shower. The fourth bedroom has a more modern feel with a 5' king sized bed and en-suite shower room.
Exterior: There is a grassed garden, enclosed via stock fences and a Cornish dry stone wall. There is plenty of space and the views out to sea are fantastic. Particularly good is the summerhouse which sits on a raised area to one side of the garden and provides the very best views. There is a BBQ but you will need to provide your own charcoal.
Facilities & Services
There is oil fired central heating that provides under floor heating which is individually controlled from every room, but the property is so well insulated it is always warm. There are heated towel rails in all bathrooms and a wood burning stove in the sitting room. The kitchen has an electric hob, electric oven, microwave with grill, toaster, kettle, fridge/freezer, dishwasher, separate washing machine and drier. In the sitting room there is a flatscreen, large TV & DVD player. The sitting room also has a SONUS wifi controlled surround sound system linked to the TV. WiFi is available throughout the property. There is an iron and ironing board. A travel cot & two highchairs are available (please bring bedding for travel cot) and there are stair gates top and bottom of the stairs.
Miscellaneous
Electricity, heating, bed linen (apart from cot bedding) & towels are all included but please provide your own beach towels also for use in the hot tub. An initial basket of logs is provided for your stay; thereafter further supplies can be purchased from the owner or from the local shop. Off road parking is available. A maximum of one small to medium sized dog is allowed at £40 per week, although please remember that you cannot leave dogs unattended in the property alone. No smoking is allowed.

Property Location
The Lizard has been designated an ‘Area of Outstanding Natural Beauty’ as it justifiably deserves. It’s teeming with diverse wildlife and beautiful coves, stunning cliff paths, sandy beaches, fishing villages and spectacular scenery. The Roskorwell barn cottages are perfectly set up by the Owners to ensure a relaxing, tranquil holiday in spacious accommodation and superb sea views. It has a remote feel, but it is only a short drive to Helston and much of south and western Cornwall is within easy reach. There are lots of footpaths both inland and coastal, and the Coastal Path at Porthallow is the halfway point of this stupendous pathway. It is ½ mile from Roskorwell and has a delightful pub, Beach café and Fat Apples café. The beautiful Helford river is close by, a picturesque village with lovely pub and the ferry across to Trebah Gardens, and Frenchman’s Creek (Daphne du Maurier - ‘Rebecca’) is a short walk away.
The Lizard is England's most southerly point. The Lizard point is famous for shipwrecks and the area highlights include early Spring flowers - including beautiful yellow daffodils everywhere, the Lizard Lighthouse, swimming and surfing from many sandy beaches, and delightful fishing coves. At the heart of the Lizard village stands a 13th century church, famous for its ornate woodwork. There are loads more places to visit on the Lizard and highlights include walks along the coastal path and cliffs, the famous Victorian holiday destination of Kynance Cove with the beautiful rare Serpentine rocks and café, a visit to Trelowarren Estate, and the fascinating Goonhilly Earth Station and its Segway course.
Mullion is the largest village situated on the Lizard Peninsula and boasts a number of quality pubs, cafes and restaurants among its various attractions. Four beaches - the towering cliffs of Mullion Cove - a fishing harbour, Poldhu Cove with café (and Marconi Centre), isolated Polhurrian Cove and amazing Church Cove - are conveniently nearby and easy access to the South West Coastal Path offers visitors the chance to explore the beautiful surrounding cliff scenery. The coastal path goes to the miles of sand at Loe Bar and Pool (Cornwall’s largest lake and wildlife haven) and on to the Penrose parkland.
The ancient market town of Helston is about 5 miles away and provides a comprehensive range of retail, business, health, leisure and educational facilities. The town is home to the annual Flora Day and famous Furry Dance on the 8th May and provides easy access to the east to the popular harbour town and resort of Falmouth with its excellent maritime facilities, and west to Mount's Bay and the harbour town of Penzance with its regular passenger ferry and air services to the Isles of Scilly. The Lizard is about 5 miles distant and is the most southerly point in the UK with spectacular coastal scenery and walks. Flambards is great for the kids and you can step into Cornwall's mining heritage at the Poldark Mine.

Wonderful stay
Reviewed on 18/10/2021Beautiful farmhouse. Very comfortable, decorated and furnished to high specification - well equipped. Location was wonderful in terms of position overlooking the sea. Large garden. Local pub within walking distance. The only negative was it was a bit of a drive through narrow lanes to other parts of the coast. Overall superb.

A beautiful property in a stunning location
Reviewed on 09/09/2021The location of this property really makes it so special. It is in a very rural spot, although the property is one of 4 holiday cottages. We loved its proximity to the coastal path and the fact that you could walk down to the fishing village. The Five Pilchards served delicious, wholesome pub food. The house itself is lovely. It was spotlessly clean which we appreciated. The kitchen was extremely well equipped, the bedrooms were very comfortable and the sitting room was a large room with plenty of sofas for us to spread out. The hot tub was a great addition to the house. We really enjoyed the outside space but would suggest some cushions for the metal chairs as they are rather uncomfortable. Also, we would suggest Summer duvets as we were all too hot at night! I would highly recommend for anyone looking for a complete escape.

Beautiful, well-equipped family house with stunning views
Reviewed on 06/08/2021We had a wonderful week at Manor Farmhouse - the barn conversion has been very tastefully done and there is plenty of space for a brilliant family break. Our kids loved the space to play in the garden and we all enjoyed the hot tub. Without doubt the views of the sea are the most wonderful part of this excellent location : a cup of tea on the terrace overlooking the water and worries melt away. The kitchen is well-equipped, linen is fresh and beds were comfortable (mattresses slightly soft for our backs' liking but that is a very personal preference). The property including bathrooms were immaculately clean and the welcome pack was a lovely touch. If the information booklet had been even more prominent I could have avoided disturbing John with practical questions but he was very kind in replying to us promptly nevertheless. We've given a 4 for value since it isn't a cheap break, but we thought it was well worth the money. Overall a wonderful holiday and we wouldn't hesitate to book again.

Beautiful spot, beautiful cottage!
Reviewed on 22/10/2020During these difficult times, we were all a little concerned as to how our staycation would pan out, but it was wonderful! The house is in a beautifully quiet spot, near Port Hallow. The pub is in walking distance, as long as you don't mind unlit, single track road -we didn't! The food and service at The Five Pilchards was brilliant. If you want peace and quiet in beautiful surroundings, with a little bit of luxury, this is the house to stay in. We would certainly return, and have no reservations in recommending this lovely house.

all my larger barns have expensive sophisticated Neff Microwaves/Oven/Grill combo units to supplement the normal Neff ovens!

Stunning views
Reviewed on 19/08/2020A beautiful conversion with stunning views in a very quiet location. Some nice walks very close by including the south west coastal path. Pub located just a short walk away. That all said it is a little on the expensive side and although Covid has made cleaning a focus, there was very little in the way of cleaning products left in the property, also there were areas that could have been cleaned better (cobwebs in most bedrooms rooms and a sticky table in the kitchen) but generally very well maintained and I would be happy to book again.

We were there in the autumn and could sit in the kitchen and watch the sun come up, very tranquil way to start the day... We will definitely be returning!

Overjoyed with our stay at Manor Farmhouse
Reviewed on 05/10/2019The family and I stayed at Manor Farmhouse for a 60th birthday celebration. The house itself is simply incredible, with all of the latest appliances and a very generous and thoughtful welcome pack, to help you get settled in. The rooms are spotless, large and have underfloor heating throughout which was a total luxury. The hot tub had the most fantastic views. We cannot wait to return, even looked to come back for Christmas! Book, and you wonA?t be disappointed. Only thing I would suggest is take note of the location; you are a driving distance away from most places in access of 30 minutes+. Not a problem for us being used to living in the middle of nowhere! The visit from the housekeeper was helpful, and lovely to think she was available if we needed her for anything, Thank you for a great stay.

Could not have asked for better for a family members 70th!!

If you do want to leave the glorious views and luxury of the property there are many areas to visit within a short drive. We didn't want to go home.

All rooms are spacious and equipped/furnished to a high standard. Was perfect for a large family (and dog!) with the outside space proving perfect for both eating and playing with the dog.

Family celebration
Reviewed on 30/05/2019This is a beautiful property and would highly recommend to anyone wanting a complete escape from all noise and distraction. A bit off the beaten track though so those lanes are not for the light hearted. The farmhouse itself, having been renovated a number of years ago, was done to the highest of standards, shower rooms, kitchen (every imaginable utensil you could wish for) and the sitting room upstairs with itA?s comfortable sofas. All very homely with nice touches everywhere, pictures, ornaments. The kitchen was well stocked with the basics which was nice. Views magnificent and summer house was such a lovely place to sit with a book and a glass of wine. Hot tub went down well with our young adults. Early morning was the best when the sun came up, watching the rabbits, fox, birds. Just peace and quiet and you could even hear the insects! We were blessed with good weather which was a bonus. As previous guests have said, would be nice if the garden was dog proof, given they allow dogs in this wonderful property, but given the views were so nice, we were happy to accompany our dog around the garden. We rarely go back to the same property again but would certainly think about Manor Farmhouse if we had another family holiday to Cornwall.

Didn't want to leave!
Reviewed on 22/05/2019Four of us arrived on the Friday afternoon having found it up beautifully narrow & steep roads. We were overjoyed to see the gorgeous building, the beautiful grounds & the stunning view. The house was beautifully appointed, the workmanship was second to none. Everything you could want was in the kitchen, just like a home from home, probably better! The lounge was stunning & all the bedrooms were beautiful & comfortable with lovely bed linen. The underfloor heating in the bathrooms was lovely. Sadly we were only there for a week this year but we really didnt want to leave. Possibly the only downside was that it was about a 20 - 30 minute drive to get anywhere but for us that wasn't a problem. Can't wait to go back!

A great property
Reviewed on 14/11/2018A lovely property - spacious and well furnishing. Really nice bathrooms. Everything was lovely and clean. The kitchen had loads of storage and plenty of room in the big fridge freezer. It is quite remote in that there is not a supermarket close by, but I took all the food we needed so that was not an issue for us. Loved the summer house - when it was sunny it was so nice to sit in it and enjoy the great coastal view. The Jacuzzi was a treat - very special.

Great week away
Reviewed on 23/08/2018The instructions meant the house was easy to find and we were delighted with the standard and comfort provided. The location provides fantastic views and a short walk provides easy access to the coastal path and excellent pub in Porthalllow. The bedrooms were spacious and comfortable and the quiet position of the house allowed for undisturbed sleep. An excellent hot tub helped to erase the aches and strains of the day. Only minor drawback was that despite being pet pet friendly the garden is not fully enclosed. Would certainly recommend.

Fantastic cottage and setting with amazing views
Reviewed on 14/07/2018Lovely cottage, very well done up to high standards. Fantastic kitchen/diner, shame the spacious and lovely sitting room is upstairs as just ends up getting used less. We were very lucky with superb sunny weather so spent most of the time outside or in kitchen/dining area with patio doors open. Dog friendly, however would have preferred the garden fencing to fully block the driveway side. Short walk to a lovely dog-friendly beach. Personally we liked the private/secluded location and don't mind the steep narrow lanes, but would have been nice to have a slightly more generous welcome pack even if it means a top up to the cost, as it adds to the comfort given the location.

Idilic week away
Reviewed on 04/07/2018This property is a little gem. Fairly remote with wonderful ever changing views of the sea. It was clean, well equipped and comfortable. We were a party of 3 generations plus pooch. We relaxed, had plenty of space to play and had lots of fun with the board games in the lounge. The house keeper was friendly and sorted out a bbq for us nothing it seemed was too much trouble. The hot tub was a welcome bonus and enjoyed by us all. The only fault was that we werenA?t staying another week! We would definitely stay again. Plenty of walks locally, local pub was great, make sure you book a table it gets busy. We did find beaches restricting, only a few allow dogs, seems local Cornish folk also feel the same way... it didnA?t prevent us getting out and about though. A wonderful stay with many memories made.

Fantastic hideaway - peace, quiet and luxury
Reviewed on 06/06/2018We enjoyed a fantastic weeksA? escape here in May 2018 - truly in the middle of nowhere which for us was a good thing - no car noise, no city noise - just peace and quiet and great skies at night as well. Ideally situated for most things in the south west - porthleven was about. 30 minute drive for us most days and offers a number of excellent dining options and views. The owners take pride in this house, no expense has been spared - and the hot tub completes the picture Enjoy!!
