Do be careful near the cliffs as many edges are unprotected, or with only gorse or bracken separating your pet from the sea. Little Cottage is immaculate retaining many original features, furnished in a contemporary, comfortable way with Cornish and maritime touches throughout.

Situated just minutes from St Mawes harbour it enjoys an elevated position with terrific views. Little Cottage is quiet and peaceful but suitably close to the vibrant sea front with many pubs, restaurants, hotels, shops and galleries.

Property Details

Little Cottage is owned by a couple who thoroughly enjoy their short stays in St Mawes and they want to make sure that you have a terrific holiday too. The Cottage is thoughtfully equipped and furnished to a very high standard allowing you to stay in comfort during either the summer or winter months.


Accommodation
Ground Floor: Porch leads into an open plan living room/kitchen/dining area. The living area is uncluttered yet comfortable with sofas and a wood-burning stove. The raised kitchen/dining area to the rear has fully fitted units and a door to the rear garden. There is a small understairs WC and hand basin.
First Floor: Master bedroom with king size bed and a transfixing sea view, twin bedroom with rear door to the garden. Bathroom with overhead shower, basin and WC. All linens and towels are White Company and professionally laundered
Exterior: Enclosed front garden, table and chairs and sea view. Private rear garden with further table and chairs, barbecue, parasol and a selection of sunbeds.

Facilities & Services
Little Cottage is centrally heated and there is a wood-burning stove

The kitchen is well equipped: an electric oven and hob, microwave, toaster, kettle, fridge/freezer, dishwasher and Nespresso machine (please bring your own capsules). There is a washer dryer, iron & ironing board

The sitting room has a flat-screen digital TV with smart capabilities to stream digital services

Outside there are deck chairs, sunbeds and a Weber barbecue

If you practice yoga, there are two yoga mats available

Miscellaneous
Electricity, heating, logs, toilet paper, bed linen & towels are all included. Wifi is unlimited

All you need to bring is your own nespresso coffee, beach towels, barbecue charcoal and sense of adventure

Strictly no smoking

Unfortunately no dogs allowed.

Whilst you can stop and unload outside the property, there is no parking available on the street. Parking is available in the main car park (very safe) and weekly/daily tickets are available from the pay and display machine which accepts credit cards

Property Location


Little Cottage is located on Chapel Terrace behind the Victory Inn in St Mawes. To reach the cottage from the bottom of the village, there is either a combination of 28 steps with some steep inclines (all with handle rail) or a short but steep hill. It just a couple of minutes to reach the harbour but a few minutes longer to climb back up. The elevated position provides wonderful views from the front garden. The cottage also benefits from a second private sun trap of a garden to the rear of the property.

St Mawes is an idyllic spot for a holiday. It is perfect for those who want to get out on the water or explore the stunning coastline or the Roseland Peninsula. There are two shingle beaches in St Mawes or sandy beaches on the St Anthony headland. Staying in St Mawes you would not need your car all week. Everything is within walking distance and the passenger ferries provide regular services around the estuary from the harbour.


St Mawes is one of the finest waterside villages in Cornwall. Situated overlooking an idyllic bay on the eastern side of the famous Falmouth Estuary, St Mawes has one of the mildest climates in Britain due to its proximity to the Gulf Stream. The sea is at the heart of the village and has helped to shape St Mawes from the little fishing village to the fashionable holiday destination that is so popular with visitors. A mecca for boating enthusiasts, St Mawes is a particularly popular sailing centre. Weekly club racing, village regattas and larger events are commonplace on the superb waters of the bay all through the summer.

St Mawes has so much to offer the visitor. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax and watch the world go by. The little Place ferry takes visitors to explore St Anthony's Head or there are regular ferries to Falmouth. Being situated on the seafront, the village is also known for the restaurants and pubs that serve superb fish and shellfish dishes all year round. There is a selection of pubs & hotels with restaurants (including the renowned Tresanton Hotel) all within easy walking distance. There is a range of shops all within a few minutes’ walk including a Cooperative store, Post Office, chemist, butcher, baker and art & clothes shops. The village also has a doctor’s surgery and a dentist’s surgery.

Events on the Roseland reach fever point in August when sailing regattas, carnivals, fayres and fun days take place all over the Roseland and the waters of the Carrick Roads. It is a memorable place for many people who return year after year to enjoy the magic of this beautiful place.

Perfect cottage

We spent four nights at Little Cottage and arrived to a warm, cosy, welcoming home. The Christmas decorations were a lovely touch and made us feel festive. The kitchen is very well equipped, and beautiful White Company linen and towels added a little luxury. The woodburner worked a treat and it was always a pleasure to return to this lovely cottage. We would recommend without hesitation, for short or long breaks.

Little Cottage is ideally situated for the town of St Mawes and all it has to offer. A few things could have been sorted before I arrived ie, bulbs not working especially the main front door one which couldnA?t be fixed during my stay as well as several lights in the kitchen which made it dark. More attention to detail when dusting particularly in the bathroom and skirting areas would also be a plus. Kitchen is very well appointed with pots, pans, crockery and utensils. The front door is a problem, and getting locked out is very easy but to be fair this is highlighted in the paperwork ahead of your stay.

Hello and thank you for such an honest and detailed review. It was really disappointing to read about the small details not measuring up to your expectation. It must have been a real challenge cooking with both the spot lights above the hob out of action. Please rest assured that these have been fixed now - in fact we have replaced all six kitchen light fittings to reduce the risk of this happening for other guests. I am sorry you got locked out too. We will take a look at the door locks and see if we can change them to reduce the risk of this happening without compromising on the security of the cottage. I hope you might consider coming back one day and thank you again for the time you took to point out the areas for improvement.

Cosy Cottage

This is the second time we have stayed at Little Cottage and it didn't disappoint. A very high standard of contemporary furnishings, and everything felt clean and quite new. Lovely to have some outside space with views to the harbour. We did have an issue with the smoke alarm in the kitchen - it was quite sensitive when the oven was on and the hot air coming from the oven on opening the door kept setting the alarm off, however after a phone call to the housekeeper, they were on it straight away.

I have stayed in St. Mawes on many occasions, but Little Cottage was the best ever!!

The Cottage was everything and more that I expected. No expense had been spared with soft furnishings and all the furniture and decoor was of the highest quality. There were only couple of points:- I could not open the sash windows to the front of the cottage, they were very stiff. The smoke alarms went off mid week and on trying to contact the emergency no.the person was on holiday in Exmoor and if it had not been for the people staying in the adjoining cottage we wound not have been able to dismantle them.

Our aim is for you to have a fabulous holiday with high quality equipment and all the little extras to make it special. I am sorry that you couldn't open the sash windows. They have been eased and re-hung this year so that is surprising to hear. Our maintenance team have ensured they are now working for future guests and we have clarified how to remove the security mechanisms as well which must be fully removed for the windows to open smoothly. I am also sorry to hear about the inconvenience you experienced with the batteries running out on the smoke alarms. We are going to think ahead now and proactively replace them every 6 months to avoid this happening again. Spare batteries will also be stored in the cottage so should it happen when a guest is in residence the process is straightforward to stop the noise. Thank you for your patience and creativity in getting the neighbours to help. We hope you have safely received the items we posted to you after you stay.

I cannot recommend the cottage highly enough, it is really lovely and snug.The house is so beautifully presented with such lovely things. The decor is stylish yet homely. The owners have obviously taken great care with it. We felt fortunate to have chosen it for our holidays. Our boys adored their room with view to the rear garden and the dog enjoyed the log burner!

A lovely week in Little Cottage

Little Cottage was spotlessly clean on arrival and is very well equipped. The owners have thoughtfully provided a lot of equipment you would not normally get in a rental property that makes your stay very comfortable. It definitely feels like a cosy home to relax in. The views from the lounge, front garden and main bedroom are wonderful. There is also a lovely sheltered back garden. We thoroughly enjoyed our stay in Little Cottage and fell in love with St Mawes. We are fairly tall so did Have to be mindful of the low ceilings when going up the stairs etc but that is to be expected in a cottage like this! with a young child the lack of parking at the cottage was missed after a long day of sightseeing. We easily found a space in the public car park though even though we were in peak season.

Lovely cottage, great views

We had a fantastic week in Little Cottage. The cottage is beautifully decorated, very well equipped and in a pretty good spot for the harbour and shops. Worth noting the walk from the front is via a steep hill or steps. Not a problem for us but may be for the elderly or very young children. Views from inside the cottage and the front garden are wonderful. We will definitely be back!

A week in St a mawes and The Roseland Peninsula

A beautiful cottage in s fantastic location overlooking St Mawes harbour. It was exceptionally clean and comfortable and everything that you could possibly need for a fab holiday was thought about. Great attention to detail. Beds, bedlinen and towels where luxurious. This is our second time staying here and we will definitely be back. Great location to explore the Roseland on foot.

Stayed at little cottage this September, the cottage has everything you could need including great wood burner,the cottage as fantastic views from both living room bedroom and garden the location is great been in the centre of everything in St mawes you have to climb a fairly steep road to get back from the harbour and shops to the cottage but the views are worth it

First visit to St Mawes

Little Cottage is a well appointed two bed holiday cottage with great views from the front bedroom. Parking (or rather absence of parking) wasn't a big issue as you can pull up outside to unload and the municipal parking is only a 5 minute walk away. The location may be a struggle for some as the road from the car park is rather steep (45 degrees in part) , but good for the leg muscles. Good patio area to the front of the cottage and a good view of the bay. If you want a "kiss me quick" free location that's got great walks then St Mawes is worth a try, but watch out for those steep inclines.

Well equipped cosy cottage just a 5 minute walk from the harbour at St Mawes. However very steep steps/approach road would be a problem for anyone with limited mobility as there is no parking available at the cottage. Waking up to sea view is delightful, plenty of outside space to enjoy when the sun is shining. We love it.

This was our 3rd stay at Little Cottage. It's a great spot, lovely views of the water, the only down side of the great view is hoofing it up the steep hill, so bear that in mind if you have mobility issues. The cottage itself is comfortable, though people 6ft plus be aware that headroom is restricted at the bottom of the stairs. Other than that the cottage is great and both gardens have space to sit out and enjoy the sunshine or an evening drink.

What's not to like? The only draw back is not being able to park there - the road is very narrow - but everything else was ace. It was so well designed and thoughtfully equipped. A really, really nice little cottage in a great position.

We enjoyed our stay in Little Cottage, St Mawes is lovely. Please be aware that the cottageA?s location could be a problem for some people. The 42 steep steps plus slopes from the harbour to the cottage, were very challenging and elderly people or a family with a pushchair would struggle with this. The cottage also doesnA?t have a parking space so you have to park in the public car park and purchase a ticket for the week which costs AGBP30. We arrived in St Mawes on carnival day and the car park was full. The road through the town was shut due to the carnival , making things very difficult for us, not knowing where to go. It would have been helpful if we had been informed about this in advance. It was also disappointing not to have a welcome pack when we arrived at the cottage, including some milk to make a cup of tea after we had travelled 350 miles.

The cottage is much nicer than the photos indicated - it is beautiful. Excellent location and views of the sea being up a short but very steep hill. The standard of finish and facilities are first class. There is a lot of building work going on all over St Mawes so not able to sit quietly at the property - check this before you book.

Little Cottage is delightful, and beautifully positioned, even in November we ate breakfast & lunch on the patio overlooking the harbour. Little Cottage has obviously been thoughtfully created and welcomes you to enjoy its peaceful cosy essence. The kitchen is well provisioned with quality products, something often missing from smaller cottages. Our only suggestion for improvement is to explicitly warn customers of the sheer gradient of the hill to access Little Cottage; we spend a great deal of time in the disabled community and for many of those we know this would have been a problem for them.

Beautiful cottage with stunning harbour views

We loved our stay at Little Cottage! The cottage was very clean and tidy on arrival and the outside space very private. The board games were a welcome addition and the local literature to help us plan our stay. We loved the fact that we could pop to the bakery every morning for our breakfast and the butchers for our tea! The views from the front windows and courtyard were amazing, we loved watching the boats sailing in and out of the harbour! We would definitely recommend Little Cottage. Thank you

Lovely house but take care

Lovely house. All in very good condition with everything you need. The one negative was my partner is over 6 foot tall and was continually hitting his head on the low beams around the house, and in the kitchen he couldn't stand up straight. There is also a tricky exit from the front bedroom onto the stairs which doesn't feel safe. I think it would be useful to have a warning on the details.

Great views, good location, no parking however, but not really an issue as the cottage is in a quiet lane that allows you time to load and unload the car. The car park is 5 mins walk, AGBP30 for a week's ticket. Headroom in the cottage is a bit restrictive at times if you are 6ft plus especially at the bottom of the stairs. Kitchen well equipped with quality kit.

Cottage was comfortable and well equipped. Tall people will need to be vigilant going up and down the stairs due to the low ceiling in the stair well, otherwise a short, swift bang to the head follows. In my opinion the cottage would be suited to either 2 adults or a small family. The sea view from the lounge and bedroom were really lovely and are the stand out attraction of the cottage. Surprised to find that there was no welcome pack? However a minor grumble for what was a pleasant stay.

Fantastic cosy little cottage which was ideally placed in beautiful st Mawes. Really, really pleased with everything and didn't disappoint. View from garden was great, location in St Mawes was ideal, a stones throw from pubs, restaurants and cafe shops and ferry to Falmouth. House was extremely well kept and cosy and views were great from Garden and main bedroom. Highly recommend

Location of cottage excellent, property very well equiped and as was stated on description. However on arrival, cushions smelt damp,. the fridge and some insides of kitchen drawers, and some utensils on worktop were very visibly dirty! Also having stayed in holiday cottages before, a small welcome pack or start kit for the fire i.e. kindling etc would have been appreciated. A torch is essential due to the cottage location and a few books on the local area would be a nice thing to relax with,as would a game or two.These are just our observations, we did have a very pleasant stay at lillle cottage, and we did strip the bed on the morning of our departure, which again we have not had to do before when renting holiday cottages.

St Mawes is a great place to spend a week and Little Cottage is a great place to stay. Five minutes walk from the sea-front the two-bedroomed property is clean and comfortable. The cottage has been recently renovated and it looks modern - especially the kitchen. All mod cons with a dishwasher and washing machine + John Lewis crockery. Bedroom linen was The White Company so, once again, a very clean, modern feel. However, whilst modern, there's nothing clinical about the cottage - although there is central heating (with an ultra-modern thermostat to control the heat!!), with the log burner going we felt really cosy. There are gardens both at the front and rear - because the cottage is on a hill, the front garden overlooks the bay (and is raised from the road) and the rear one is enclosed and pretty sheltered: I sat out there on a mild day in February. Note that you also get a great view of the bay from the master bedroom. St Mawes is not a cheap place to stay but there are good meals and good meal deals to be had at The Victory Inn and The Rising Sun. More upmarket are the St Mawes Hotel (brasserie and bar), the Hotel Tresanton and the Idle Rocks Hotel, where we found an afternoon cream tea looking onto the water hard to beat.

This cottage is in an excellent position looking over the bay, it is very well furnished, with good quality furniture, bed linen and kitchen equipment. Only a few yards from shops, pubs and restaurants. Warning..... it's down hill going but very steep coming home....!! Didn't want to leave!!!

Enjoyed a lovely week in the cottage with beautiful views down to the harbour. Ideal location (especially if you want to keep fit - the hills in St Mawes are steep!) and the wood burner makes it a cosy and comfortable place to be. My only note would be to those who prefer a more 'sturdy' pillow. The pillows provided are clean and absolutely fine, but I prefer more support and foam rather than feather (for allergies too). Everything we needed for a wonderful stay was provided and being able to sit outside in the sun trap of the garden was perfect. Along with the beautiful view, even if sat inside - bliss.

Location was fantastic mainly due to the lovely view of the sea from the front garden, main bedroom and living room. We parked in the car park in st mawes and carried our luggage to the cottage as there's no parking and the roads are narrow but it wasn't a problem. It's just as nice if not nicer than on the photos suggest and the view out is the icing on the cake. Would stay again it was a really good location and one of the nicest holiday cottages we've stayed in.

Little Cottage was perfect for us and two children. It's position just slightly up from the harbour means that you have the convenience of being very close to everything but in a very quiet setting with amazing views of the harbour. You have this view from the front garden, the sitting room/kitchen and the main bedroom so you really get to make the most of it. The kitchen is very well equipped and the sofas and beds very comfortable. We loved it so much, e're looking to book again in the next couple of months!

Little Cottage has been beautifully decorated to welcome guests. Plenty of seaside charm to go with amazing views of the pretty village of St Mawes, sea and surrounding countryside. Many good pubs and restaurants to sample local food,especially fish. Delicious pasties,buns and bread sold by the harbour. Plenty to do and see in the area for all ages. Minack theatre well worth a visit. Trebah gardens are stunning. The coastal walk from St Mawes to St Just in Roseland lovely. Such a tranquil place. Take the ferry to Falmouth for a bit of shopping. And plenty more.... Back next year I hope.

A comfortable, well-appointed cottage in a great location

We thoroughly enjoyed our week at Little Cottage. The cottage is well situated to enjoy the facilities of St Mawes, close to shops and transport links, and with fantastic ever changing sea views from the front windows. The outdoor seating areas are well presented and equipped. Indoor equipment and fittings are of a high standard. We only used one bedroom and found both bed and bedding fresh and comfortable. However, we would have appreciated a more thorough and careful approach to cleanliness, e.g. kitchen tiling, cupboard fronts, appliance fronts, dusty corners and surfaces, bath and toilet pedestal etc. as we did have to go round cleaning a few of these things up at the start of our holiday. If all this had been right, we would have felt that the accommodation was perfect and would certainly want to re-visit sometime.
