Lambs Barton cottage is an extremely comfortable base for a holiday all year round. Ideally sleeps four but you may not wish to share this little gem with friends!
Accommodation
Ground Floor only: The main entrance leads into the open plan living room / kitchen area, decorated to the highest standards with beautiful slate flooring, a cosy wood burning stove, a large and sociable dining table, a fully fitted kitchen and the most amazing views from a range of windows. French windows open onto the slate tiled patio. A short corridor leads to the master double bedroom with its own access to the patio, a luxurious shower room and a second double bedroom.
Exterior: The main patio is to the rear and is a lovely place to sit and enjoy an alfresco meal. There is external furniture and BBQ facilities. There are views of the valley and a really useful outside shower with hot & cold water for a rinse after the beach! There is also a patio area to the front of the property where you can enjoy beautiful sunsets.
Facilities & Services
Heating is via under floor central heating and the wood burning stove. The kitchen has a range of equipment. There is an electric oven and gas hob, a microwave, toaster, kettle, fridge, dishwasher & washing machine. The sitting room area has a flatscreen digital Freeview TV & DVD player. There is WiFi available at the property. There is an iron & ironing board. There is a freezer in the outside shed.
Miscellaneous
Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. Regrettably no smoking or dogs are allowed. A cot and high chair are available on request.

Property Location
As you travel down the coastline, you can visit quaint coastal villages such as Boscastle, Tintagel and Port Isaac, the latter offering a range of fantastic restaurants where you can enjoy the freshest and most delicious fish.
Fifteen minutes up the coast is Bude, a popular tourist destination for both its surfing and there is a fantastic family beach in nearby Widemouth Bay. The watchful eye of the RNLI lifeguards allows for some of the best surfing in the world alongside kite-surfing, swimming and a whole host of water-based activities. Bude today is a lovely sea-side town, the main shopping streets and inter-connecting alleyways play host to a wide range of locally owned shops, restaurants and pubs. There are boutiques, shoes, arts & crafts, jewellery, hand-made gifts and souvenirs.
Six miles inland is Bodmin Moor, one of Cornwall's designated Areas of Outstanding Natural Beauty. Cornwall at its wildest and rich in ancient history, Bodmin Moor stretches for 30 miles through the heart of the County of Cornwall and offers spectacular walking and horse riding.
With easy access to the both the A30 and the Atlantic Highway you can quickly travel up and down the South-West to enjoy some of the larger tourist attractions that Devon and Cornwall have to offer.

Beautiful house in lovely location
Reviewed on 04/08/2021We had a lovely stay at Lambs Barton cottage. The house is very nice - I wouldnA?t call it luxurious but definitely stylish and comfortable. We loved relaxing in the big patio at the back with the view of the sea in the distance. Kids loved the outdoor shower! ItA?s an easy 10 minute walk down the road to the beach and pub - a bit of a hike back up but no problem really. WeA?d definitely stay again as we love the Bude area and enjoyed being in Crackington Haven.

Lovely barn conversion, furniture uncomfortable, heating times wrong, shrieking peacock!
Reviewed on 26/05/2021The heating times appeared not to have been changed when clocks changed in the spring, so the times were wrong, and there was no heating until about 7.30am daily. Visitors were not allowed to change the heating settings, so had no control. We found the underfloor heating somewhat inadequate apart from this, and the only supplementary heating was from the wood fired stove, which was a hassle and we only used it once. A peacock, which we assume belonged to the adjacent farm, was a constant nuisance, and very noisy. It seemed to view the cottage grounds as its territory.

Great location
Reviewed on 25/05/2021This property is bright and in a great location. 10 minutes walk to coastal path at Crackington Haven. Great shower. Sofa and arm chair were uncomfortable. Some of the cooking pots and utensils were in poor condition. Outdoor furniture was in very poor condition and we didn't feel able to use it. Bedding and towels were of poor quality given place is marketed as luxury.

Reviewed on 13/05/2021A wonderful base to explore this beautiful part of north Cornwall. We loved being able to walk through the bluebell woods down the path to the beach. The view of the sea from the kitchen window was so special. Lambs Barton exceeded our expectations for its comfort and amenities, and the sheer beauty of its location.

A week in a beautiful cottage

Restful break
Reviewed on 19/09/2020Lambs Barton is a beautiful cottage with amazing views. The cottage had everything that you need for a restful break and the location is good. Crackington Haven is a short walk down the hill and the exercise on the way back up helps burn off the cream tea.

Lovely barn but some minor grumbles!
Reviewed on 02/09/2020Lambs Barton is a well thought out barn in a great location for walks and exploring North Cornwall. We had 2 storms while staying in August but a couple of sunny days which we made the most of visiting the beaches. We enjoyed the Birds of Prey centre and Boscastle especially. The pub at Crackington Haven is also recommended. I have a few quibbles. Due to Covid we couldnA?t check in until 5pm and had to checkout 10am so extra cleaning could take place. I had to remove bedding in a hurry and place in bin liners which added time. There were cobwebs behind tables which could be dusted. Black bin liners werenA?t located under sink with the food compost liners and cleaning fluids so I asked the friendly gardener for one. Apparently theyA?re in the shed but should be in a more obvious place. I read a review about only 1 loo roll being there and no washing up liquid so rang up house keeping to enquire. There were 2 loo rolls (!), washing up liquid but only 3 dishwasher tablets and no washing machine powder but luckily I brought some. We came in high season and paid accordingly so IA?d expect a supply of the basics, the cost is minimal and it seems stingy. I donA?t want to spend time washing up on holiday! There was no salt and pepper. ItA?s annoying when youA?ve stopped to do a big shop enroute and could have easily bought. Sorry to grumble but if the above hadnA?t been an issue it would be 5 stars.

Thank you for your review. Although feedback is always welcome, we feel we should clarify some of the points you have raised.
Normally check-in time is from 4pm and checkout time is by 10am. However, due to the Covid situation, the arrival time at the majority of our properties is currently from 5pm but departure by 10am remains the same. With all the disinfecting and cleaning that has to be carried out, that extra hour gives cleaners more time to prepare the property for our guests arrival. In our emails to you leading up to your arrival we did set out very clearly that, due to the current situation, things would be different this year. We said you would need to bring as many of your basic requirements as possible as most properties are removing all basic food ingredients; that you would need to bring everything you needed for cooking as most items such as cooking oil or table salt that once may have been provided are likely to be removed; and that welcome baskets are also being removed from many properties. We also ask that all beds are stripped at the end of your stay and that linen and towels are placed into bags so that the cleaners do not have to handle them. All these precautionary measures are in place due to the current Covid situation and are purely for the safety and well-being of our guests.
With regard to the provision of toilet rolls, dishwasher tablets etc, all of our properties are self-catering and it is usual to provide a starter supply of such items but thereafter guests would be expected to provide their own.
We are so glad that, apart from these issues, you otherwise enjoyed your stay at the cottage.

Lambs Barton summer holiday
Reviewed on 30/07/2020Everything about this cottage exceeded our expectations. Not only did we have stunning views, a mile away from the beach, we were also very comfortable. The hosts have thought of everything. The cottage is light and airy, with a beautiful and practical kitchen, fantastic shower (plus outdoor shower much to the childrenA?s amusement!) and all the mod cons we needed as a family - dishwasher , washing machine, tumble dryer, freezer and microwave. The beds were super comfy and so was the sofa- perfect for watching Netflix once the kids were in bed. What I liked most of all was the beautiful slate underfoot (heated!) and use of wood everywhere. Such a sympathetic renovation with beautiful plaster work and attention to detail. We sat for hours at the huge table as a family playing games and eating. Gorgeous vistas from every window, like little paintings... Thanks so much for a wonderful stay.

Cosy and romantic

Third stay
Reviewed on 16/02/2018This was our 3rd time in this wonderful cottage, first time in the winter. It is really cozy and as lovely as in the summer when the garden and outdoor space is a bonus. The location is wonderful and we really enjoy the local pub which is very welcoming and has lovely views. We also really like the seclusion, not overlooked at all and no extraneous noise. The really throughtful owners left us a bottle of champagne as it was our wedding anniversary - a typically warm touch. I could not recommend this cottage more highly.

Great location, needs a deep clean and more comfortable furniture
Reviewed on 27/08/2017The ladder in the bedroom needs fixing to the bed, it is unsafe and my children nearly fell backwards a number of times when getting in or out of the bed, despite us highlighting the danger. The property needs a deep clean, it was full of old cobwebs, spiders, flies and woodlice (woodlice dropped from the beam onto the food preparation area in the kitchen daily). The sofa and chair where dirty, tired, uncomfortable and need replacing. The beds were uncomfortable as well. I am highlighting these areas as they are easily rectified but need addressing. Despite the above we thoroughly enjoyed our stay as the property is in an excellent location and an added bonus for us were the various parts of the garden which the children loved exploring and playing in. One further point to note is the lane which gives access to the property which is overgrown and has scratched our car on both sides.

I am glad our guests enjoyed Lambs Barton Cottage and it's location, it is very special. I would like to clarify a few points on the comments they have made.
Firstly the ladder, there are two bolts at the point where the ladder meets the bed with the relevant fixing on the ladder, by securing these the ladder cannot be moved. These have been in place since the time of building the bed a few years ago. The cottage had a full deep clean last month with a full clean every Friday change over, due to our countryside location we do have our fair share of spiders and insects, we remove the cobwebs but the spiders are pretty speedy at replacing them. I will see where the woodlice have come from but in a barn we do expect a few. The chair had a brand new cover made for it a few months ago, last month it was in tip top condition so I will have to review what has happened in the meantime. We recently found some marks and wear and tear on the sofa and this will be addressed next month. Beds are a difficult one as we prefer a firm mattress and have many positive comments on how comfortable the beds are, the mattresses are top quality and hand made. I will of course look into this and what has happened over the last month. As regards the lane, this is a public highway and not owned by us but we are part of a community group who pay to have our hedges cut back four times a year, the current cut will be at the end of this month when all community members will also have their hedges cut, there are many small lanes in the Parish. The lane from the top of the hill down to our entrance is owned by the farmer above us, he does not want his hedges cut until end of season to preserve the wildlife and we cannot interfere with his land.

Stylish and very private cottage with great views over hills and sea
Reviewed on 10/04/2017A mainly sunny week for two before Easter, we had a lovely time in the cottage. The photos are accurate and the place is stylish and comfortable. The views are great and the cottage has large picture windows to make the most of them. Approached via a very steep and narrow lane (yes, it really is down there...you will initially doubt it) the cottage is very private, with a long drive and a sunny rear terrace. It is perched immediately above the road to Crackington Haven (1/2 mile to the beach) but it wasn't busy and we did not find the traffic noisy at all. You just have horses in the field behind the cottage and we had a visit from a Peacock! . The only niggles were lack/rationing of consumables provided- e.g. only 1 loo roll provided, just 3 dishwasher tablets and no washing up liquid which was surprising. We would definitely revisit, but will come armed with loo rolls...

It is worthwhile pointing out that all our properties are self catering and whilst some essential items might be supplied out of courtesy, self catering does mean that guests should provide their own food and catering items for their stay. Everybody uses different amounts during the week, so owners normally a standard number of items.

Fantastic cottage

The facilities in the cottage are great and include a wonderful hot outside shower to wash off after the beach. We would thoroughly recommend a stay there.

A beautiful cottage in a stunning location!
Reviewed on 13/08/2015This is a beautifully decorated/furnished/equipped cottage in a stunning location. My family and I (2 adults and twin boys age 10 years) stayed for 2 weeks in July/August 2015 and felt very much at home. The cottage was very well presented and clean on arrival and was cleaned again and bed linen changed mid-way through our stay. As a keen cook I found the kitchen to be exceptionally equipped - especially for a holiday home. We absolutely loved the views and enjoyed playing petanque in the afternoons whilst enjoying a glass of wine on the sun terrace. The walk down to the beach is steep, but this made for good exercise back up to the cottage after a lovely dinner at the Coombe Barton Inn. Would highly recommend and hope to return one day!

We had a brilliant time.
Reviewed on 04/11/2014We had a brilliant time and would consider staying at Lambs Barton Cottage again. We found the beds very comfy and loved the shower, indoors and out. We struggled with the table, as its very high and if we put cushions on the chair for our daughter, there was nowhere for her knees to go, so on day 3, we ended up eating at the window sill, still with no knee space, but less precarious. I didn't manage to find the oven instructions, I got the oven to work once, but couldn't work it out again. A bigger saucepan would be nice and a dustpan and brush with broom for inside. It would save using the vacuum cleaner, we were worried about marking the tiles. We loved the views and the space. We had a very relaxing time. Thank you.

Review of lambs Barton
Reviewed on 18/08/2014Lambs Barton is a beautiful property that provided a great base to stay in North Cornwall . The house is gorgeous inside and furnished to a very high standard, with lovely outside space and even a sea view. It is quite tucked away and initially was a bit hard to find but this offers you great peace and quiet and privacy. You can walk to the nearest beach and a pub in 10 minutes but is a steep hill so takes longer on the return! We had a great holiday and could happily have stayed longer. Only very slight criticism is that we were there two weeks and there was no visit during this time to provide fresh towels or bedding. Would recommend and be happy to stay there again.

A really wonderful place!!!
Reviewed on 27/07/2014Lambs Barton Cottage is a very quiet, cosy and wonderful place with a magnificent view. The countryside simple is great. We love it!!! But, in my opinion the housekeeping might be better. Personal short introduction would be helpful.
