This delightful traditional cottage in Malpas village has a stunning location over looking the upper navigable reaches of the Fal River at the point where the Fal, Truro and Tresillian rivers all converge. There is no better place to unwind and relax than casting your eye across the water towards St Michael Penkevil, the Tregothnan Estate and Old Kea. Just down the road (50m) is the beautiful Heron Inn with award winning cuisine and beer from one of the regions best breweries, St Austell Brewery.
This reverse level property has tastefully decorated bedrooms on the ground floor, a zip and link twin / double to the front and a master with en suite shower room to the rear. Upstairs is a brilliant open plan living / dining and kitchen area, with vaulted ceilings and velux windows creating a bright, spacious feel. The views from the front window across the creek are glorious, the back door leads to a steep, terraced garden with barbecue area and at the top a wonderful deck with large table and chairs and magnificent views across the river. There is no better spot to while away the hours with a cool glass of wine!
Ground floor: The front door leads into a hallway, stairs leading to first floor and doors leading to; Twin / double bedroom to the front with zip and link beds and storage. Master bedroom to rear with 5' bed, storage (including wardrobe not pictured) and digital TV, further door leading to ensuite shower room.
First floor: Open plan, double aspect, kitchen / living / dining area. L shaped comfortable sofa, dining table and chairs, large, digital, flat screen Smart TV, fully fitted kitchen with Belfast sink. Rear corridor with alcove for washing machine and tumble drier, further family bathroom with L shaped shower bath, WC and hand basin, locked linen cupboard. Corridor leads to external door leading to rear garden.
Exterior: Steps leading from road up to small terrace in front of the property. To the rear is a steep garden that has been levelled in stages with a gravelled area with barbecue (charcoal not provided) and a higher patio with amazing views of the river.
Facilities & Services
Heating is via electric on demand radiators. The kitchen is fully fitted with a range of units. There is an electric oven and hob, a microwave, toaster, kettle and fridge / freezer. There is a washing machine and tumble dryer. There is a dishwasher. The lounge area has a Flatscreen digital Freeview Smart TV including Netflix, Radio. There is free superfast WiFi at the property. There is an iron & ironing board. There is a cot and high chair available.
Electricity, heating, bed linen and towels are all included but you will need to bring your own beach towels. One well behaved dog is welcome at an additional £25 per week. Dogs must not be left unattended in the property. Regrettably no smoking is allowed. Parking is on the street outside the property and cannot be reserved.

Malpas is in the civil Parish of St Clement and is a popular centre for boating with navigable waterways to Truro, Falmouth and the Roseland peninsula via the seasonal Enterprise boats which dock at the jetty at the bottom of the hill. Malpas lies within the Cornwall area of outstanding natural beauty which has the same protection as a National Park. There is a myth that Iseult, from the Arthurian legend of Tristan and Iseult, used Malpas as a crossing point.
The Cathedral city of Truro in the heart of Cornwall is only about a 2 mile drive away and has a wide selection of good shopping including a Waitrose, Tescos, Sainsburys, Marks & Spencer and many other high street outlets. There is also a cinema and a great selection of restaurants, pubs & cafes. Dominated by the stunning cathedral, it is one of the south west's most attractive cities. Lemon Quay plays host to many events throughout the year including the Cornwall Food & Drink Festival in the Autumn and the famous Truro Fatstock Show just before Christmas. Regular farmers markets occur every Wednesdays & Saturday and there are also arts & craft markets on Saturdays. It really is worth a wander through the back streets and alleys to find some fabulous little boutiques.
The resort of Newquay is about 16 miles to the north with its spectacular surf beaches at Fistral & Watergate Bay. Jamie Oliver's "Fifteen" restaurant is located here. Padstow, with its fine selection of restaurants influenced by Rick Stein is just over 20 miles, these include Nathan Outlaws Enodoc Hotel in Rock and Paul Ainsworths No 6 in Padstow, both of which have been awarded a Michelin Star.
The yachting centres of Mylor, Falmouth & St Mawes are all within easy reach of the cottage. There is a watersports centre at nearby Loe Beach where you can hire kayaks, paddle boards and motorboats or brush up on your sailing skills with some lessons. The nearby Roseland Area of Outstanding Beauty with its superb coastal walks is also a short drive away via the King Harry Ferry.

A very well equipped beautiful terraced house. The views from the lounge over the river are superb and are even better from the top of the garden. There are several herons nesting in the trees across the river which is great to see. The pub is only a couple of hundred yards away and does great food with a good range of St Austell Brewery beers. A short distance further along the road is the ferry terminal which gives excellent access to Falmouth and other areas and is a great way to travel. Although there are parking challenges, particularly when the pub is busy, we soon got used to it and always managed to park on returning from days out. An excellent base for touring around with easy access to the main roads at Truro and a relaxing place to rest after a day out. Highly recommended.

Excellent cosy cottage in a very pleasant and quiet location with access to Truro, which itself is a lovely little city with great shops and amenities, plus all the main routes and trains to the rest of Cornwall. The staff at the pub were very friendly and the food was excellent. Had a superb time and will definitely be back some time in the future.

Comfortable, compact property in a great location. We were close enough to the public slipway for our canoe. The pub being just a couple of houses away was a big plus. It was lovely to relax on the decking, although the steps in the garden were not ideal for our little dog. It fitted our needs perfectly.

My wife and I stayed at Herons Catch in Cornwall to celebrate our 1st year of marriage. The cottage was very neat and clean and modern inside. The bed was so comfortable, possibly the best one Ive ever slept in. When we arrived we had a a basket of bread and cookies waiting for us along with a bottle of milk and butter in the fridge. This was very helpful as the first thing we wanted was a cup of tea. The only criticism was that we could hear the neighbours on one side of the cottage. We must of gone the wrong week as I think she had family staying with her, I presume. Other than that, it was a lovely week. One evening we had a takeout and eat from the terrace, the views were amazing. We definitely chose the perfect place to stay for our Anniversary.

Lovely location by the river close to Truro. There is a good size park nearby with children's adventure area,tennis courts and two cafes. Truro itself is a main shopping area with plenty of cafes, restaurants and also a theatre and cinema. The cottage is an original fisherman's cottage that has been stylishly modernised inside with an ensuite to the main bedroom. The living area is upstairs to allow access to views of the river and is very light and airy. The Wi fi is quick and free so it's easy to stay in touch if you need to.The local pub in Malpas ( The Heron) has a good selection of well kept beer and nice food if you don't want to cook and would like to relax with a nice glass of wine!. This is the second time I have stayed in the cottage and I would definitely book this particular cottage again on my next visit to the area.

What an amazing place - everything about it oozed quality. A welcome basket from the owners even included a bottle of wine and a gift for the dog. A personalised welcome plaque was a lovely touch. Everything was clean and tidy and in excellent condition. The views of the river were great from the upstairs living room - great for bird watching. The garden is a bit of a climb but definitely worth it for even better views from the decked area. Kitchen was very well equipped. I cannot fault this place and would definitely book again in the future.

Lovely cottage with views to die for. The cottage has an upside down layout with the bedrooms downstairs which means you can see the river and the boats from the lounge. Beautifully renovated and well furnished with every modern facility but still retaining its character. Sarah had left a welcome pack, wine, milk, butter, fresh bread and cookies which was a lovely touch. The local pub The Heron only a one minute walk away - very friendly with lovely food. You need a lot of stamina for the garden which is very steep though terraced. Once up there the views are gorgeous and there is also a barbecue. We thoroughly enjoyed our stay and would highly recommend.

After a long drive in the rain we arrived at Heron's Catch late in the evening - and fell instantly in love with this more than cosy, perfectly well equipped and tidy cottage. A lovely message from the owner and a welcome basket made as feel at home and warmly welcomed. We stayed a fortnight so that we had plenty of time to discover beautiful Cornwall. As Truro is pretty much in the center, we never had to drive long. There are several shopping facilities only a few minutes drive from the cottage and parking wasn't as challenging as we'd expected after having read the previous reviews. In fact we only had the problems once, that there wasn't any parking space - unfortunately right on our arrival. We would highly recommend Heron's Catch and we'd love to return!

Having spent a week here in June when the weather was unseasonably wet and windy, we were thrilled that Heron's Catch was such a lovely cottage that we felt as happy staying in and relaxing as we did when we ventured out on various day trips including St Ives to Land's End, Minack and St Michael's Mount, The Lizard, the Lost Gardens of Heligan and lots of the wonderful Cornish fishing villages. The cottage itself is immaculate, beautifully decorated and very well equipped and comfortable. The balcony overlooking the estuary was extremely well designed and a favourite place to relax. Malpas is located on the edge of Truro with all its facilities and a wonderful selection of cafes, small shops and larger supermarkets but the cottage itself is situated next to the Fal estuary and is totally peaceful, while still having easy access to cover pretty much the whole of Cornwall from coast to coast. We thoroughly enjoyed our stay and are already planning when we might be able to return.

We had a fabulous week at Heron's Catch. The cottage is superbly decorated and fully equipped. A steep climb to the decking in the rear garden rewards with stunning views over the estuary and to the herons and egrets nesting in the trees opposite. The Heron Inn is only 50 yards away with good food and outside seating with views. The ferry that runs between Falmouth and Truro calls at Malpas and its a great way to spend a day. Good walks in the area too and a bus provides a thrice daily service to/from Truro. We'll be back!

Lovely ,modern clean property.Everything you need and more for a short stay. This was booked by my daughter as a Christmas present.Welcome basket on arrival was a lovely touch. The only downside was an early morning alarm as the neighbours came down there stairs. I can imagine during summer that parking will be a nightmare. Would highly recommend.

We had a brilliant 1 week stay at Herons cottage. When we arrived the cottage was clean, tidy and well equipped. There were also some nice small touches, such as milk in the fridge, fresh bread, a bottle of wine and butter. The cottage was in a brilliant location overlooking the river, and a nice 30-40ish minute walk into the city centre. The views from the back garden were fantastic, particularly on a sunny day watching the rowers go by and the light reflecting off the water. Overall a really nice cottage, that I'd struggle to fault, in a great location, I'd definitely stay there again.

Wonderful updated terraced house in Malpas with living room/kitchen upstairs to take advantage of the river views. Everything inside was new, clean and modern especially the kitchen, bathroom and shower room and the beds were very comfortable. The outside seating area at the top of the rear garden looks great unfortunately the weather in March was not warm enough for us to use.

Herons Catch is a lovely and very stylish two bedroom cottage by the river in Malpas near Truro. The Heron pub is nearby and serves food if you can't be bothered to cook but the kitchen is modern and fully equipped. I stayed in November and the weather was mainly wet and miserable but the cottage was warm and cosy thanks to very efficient electric radiators. Boscowan park on the way to Truro(approx. 2 miles away) has tennis courts,two coffee shops and a new adventure playground for children. Truro itself has a cinema, theatre, several good restaurants and all the main retailers. Charlottes an old fashioned tea room in the coin exchange is also worth a visit. From Malpas I did day trips to other parts of the County as nowhere is that far. There is no off road parking so this is the only downside in peak season but no problem at other times. The owners left a welcome basket and there was milk and butter in the fridge which was very thoughtful as there was no need to dash to the shops after a long drive. Malpas is a small and friendly community and I very much enjoyed my stay .I would definitely book Herons Catch again on my next visit to Cornwall.

This was one of the best holiday cottages we have stayed in - it was amazingly clean, tidy and well equipped. The view and location are superb. The details on the website probably need to emphasise not only the steepness of the garden but also the number of steps and stairs to be negotiated. That step up to the front door could probably be made easier. I admire the fact that you let dogs stay in such a clean and brightly decorated place - we were very glad it was a dry week as controlling dirt with a wet dog would have been an adventure! Two front door keys would also be useful. One of us taking the dog out early either meant leaving the door unlocked, or the other one being locked in. Overall though, a great cottage and we may well come again.

We recently stayed at this gorgeous home, everything was lovely and clean and the welcome basket went down well with my daughters after the 8 hour drive. The garden is steep but view at the top is well worth it. House was home from home with nothing missing. The location is excellent for getting around all the best beaches in Cornwall, and If you like York then Truro feels quite similar. Can't wait to go back again.
