Seagulls is an extensive house with delightful uninterrupted views over the Percuil River & Froe Creek in a quiet residential area of St Mawes. Only a few steps from Freshwater Boatyard, the property is ideal for those looking to get out on the water & is only a short walk to St Mawes harbour. It is an absolutely superb location where you can really relax, unwind and just watch the boats go by......!

Located in a very quiet corner of St Mawes, Seagulls has the benefit of views across the river from a number of rooms. The terraced mature garden leads down to a riverside footpath which takes you along the foreshore to The Priory. The centre of the village with its pubs and shops is approximately a 10 minute walk away along various short cut paths or about 15 minutes walk along the beautiful seafront.

Accommodation
Ground Floor The hallway leads to the kitchen with dishwasher, hob, double oven, microwave fridge/freezer and dining area for eight persons. The large lounge has great views of the river with a good range of sofas, easy chairs and TV. There are two patio doors leading out to the terrace which gives even better water views. The bedrooms consist of a 5ft double, a twin, a bunkroom for two children and a further room with a single and a "pull out" to provide beds for eight. There is a family bathroom with over bath shower, wc and hand basin and a cloakroom with wc and hand basin.
Lower Ground Floor Stairs lead down to the utility room with washing machine and fridge/freezer, drying space, shower room with wc leading off and access to the garden. Outside there are terraced gardens with mature trees, patios, a bar-b-que area and garden furniture.
Additional Ground Floor Space A further triple room with river views and an additional bathroom are available at additional cost for those with bigger parties.

Facilities & Services
The property is centrally heated with double glazing throughout. The kitchen has a double oven, dishwasher, fridge and freezer There is a television, DVD and video.  The utility room on the lower ground floor has a washing machine, tumble drier and further fridge freezer, with lots of space for drying sailing equipment.  The terrace has outdoor furniture and there is a BBQ in the garden. There is off road parking sufficient for up to 6 cars.

Miscellaneous
All electricity and heating included. All bed linen is included but not towels.  Well behaved dogs are permitted at Seagulls although there is an additional charge of £25 per dog per week. There are shops, pubs and restaurants around St Mawes Harbour or further pubs are available in Portscatho or Philleigh. We regret no smoking is permitted.
