Located within a 5 minute walk of the main harbour area of St Mawes with all its shops, restaurants and pubs, yet in one of the quietest locations in the village, Upper Botreaux is a beautifully appointed 3 double bedroom holiday home. It occupies the first floor of this magnificant house with extensive grounds and benefits from views across St Mawes Bay towards the Lizard peninsula.
Besides the large open plan kitchen / living room with wonderful views, the apartment itself has recently been the subject of an extension and boasts 3 large double bedrooms, 2 of which have magnificant views across the bay. The third bedroom has the benefit of an en-suite shower room. The extensive shared grounds of Botreaux are a particular advantage of this beautiful property and the Owners have a private summerhouse in a tranquil corner of the enormous lawned area. Here there are BBQ facilities and outside furniture and it is a lovely place to relax.

First Floor Only: Hallway with stairs leading to an open plan modern kitchen and lounge / dining area. There are superb views. The kitchen has a useful breakfast bar. 3 double bedrooms, one of which has an en-suite shower. There is a further family bathroom and separate shower room.
Exterior: A private summerhouse for the exclusive use of residents of Upper Botreaux, plus the shared use of the extensive grounds.

Heating is via oil fired central heating. The kitchen has a range of modern equipment. There is an electric oven and hob, a microwave, toaster, kettle, fridge / freezer, dishwasher and washing machine. The sitting room area has a flatscreen digital TV. There is WiFi available at the property. There is an iron & ironing board.
Miscellaneous Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. Off street parking is available for up to 2 cars. Regrettably no smoking is allowed. Regrettably, no dogs are permitted.
General Booking Information Arrival / Departure is normally a Sunday. Short breaks are available during quieter periods.

St Mawes is one of the finest waterside villages in Cornwall. Situated overlooking an idyllic bay on the eastern side of the famous Falmouth Estuary, St Mawes has one of the mildest climates in Britain due to its proximity to the Gulf Stream. The sea is at the heart of the village and has helped to shape St Mawes from the little fishing village to the fashionable holiday destination that is so popular with visitors. A mecca for boating enthusiasts, St Mawes is a particularly popular sailing centre. Weekly club racing, village regattas and larger events are commonplace on the superb waters of the bay all through the summer.
St Mawes has so much to offer the visitor. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax and watch the world go by. The little Place Ferry takes visitors to explore St Anthony's Head or there are regular ferries to Falmouth. Being situated on the seafront, the village is also known for the restaurants and pubs that serve superb fish and shellfish dishes all year round.
There is a selection of pubs & hotels with restaurants (including the renowned Tresanton Hotel) all within easy walking distance. There is a range of shops all within a few minutes’ walk including a well-stocked Cooperative store, Post Office, chemist, butchers, and art, book and clothes shops. The village also has a doctor’s surgery and a dentist’s surgery.
