Pebbles is a modern, architect's designed house, on a small exclusive development in the village of St Just in Roseland a short distance to the north of St Mawes. Located on an elevated site, the house boasts some fine views over the Carrick Roads. For boating enthusiasts, there is launching and moorings available in the nearby creek. The house is ideally positioned for some dramatic walks along the estuary. The serene church at St Just in Roseland is not to be missed.

The house itself is in reverse style with the living area on the first floor to take full advantage of the fantastic views. There is a fully glazed Juliet balcony with folding windows in the living area, which creates a wonderful light and airy feeling on warm days. The kitchen is beautifully finished with granite worktops and a useful breakfast bar. Both bedrooms are on the ground floor and the master double has a sizeable en-suite shower room. There is a small patio garden to the front of the house

Accommodation
Ground Floor: A double bedroom (5' bed) with ensuite shower. One twin bedroom and family bathroom with over bath shower. There is a wardrobe with drawers in the hallway.
First Floor: Open plan living space and kitchen area with breakfast bar and separate utility room.
Exterior: The patio has external table & chairs and lawned garden to the front.

Facilities & Services
Heating is via under floor central heating and a wood burning stove. The hot water is heated via solar panels with a top up from the boiler when required. The kitchen has a range of equipment. There is a double electric oven and hob, microwave, fridge with separate freezer, dishwasher, washer / dryer, kettle and toaster. There is a separate boiler room. There is a TV / DVD player (Blue Ray), digital radio with iPod dock. There is WiFi available at the property. There is an iron & ironing board.

Miscellaneous
Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. One basket of logs for the wood-burner are provided free of charge from October to April. There is 1 dedicated car parking space and an additional bike store area. We regret that dogs are not permitted. Regrettably no smoking is allowed. There is a cot & high chair available upon request.

The village of St Just in Roseland is located about 2 miles north of St Mawes. A small village, it has a pretty creek and the quite delightful church and wonderful churchyard. No visit to the Roseland is complete without seeing this peaceful place. Probably the only sub tropical churchyard in the British Isles, it is a beautiful & tranquil place with some unique flora. The creek is home to a boatyard and not much else! Although the beaches are of shingle, you can reach some great sunbathing spots from here with some wonderful views over the water towards Mylor.

Nearby, you can explore the D-Day embarkation points at Turnaware Bar and nearby Smugglers Cottage which also houses a little display. It is also is one of the best spots in the area for a cream tea!! The walks around Messack Point on the north side of St Just in Roseland Creek offer some of the finest views across the Carrick Roads.

The tiny tranquil Cornish village of Philleigh is nearby and is famous for its sixteenth cetury pub, The Roseland Inn. Portscatho & St Mawes are also within 10 minutes of Carvinack and offer some lovely beaches & plenty of watersports.

Portscatho has a good general store, a Post Office plus a couple of pubs & restaurants at the nearby hotels. St Mawes has plenty of facilities including a few hotels with fine restaurants including the famous Hotel Tresanton, plus a few pubs, a good Co-op general store, a butchers, chemist & post office.

Perfect Family Holiday

To enter this property after a long drive what can I say... it is perfect! breathtaking views, it had everything you needed and was spotless and had a lovely homely feel about it...St Just church is a must as on the doorstep and if you like a walk carry on to St Mawes and back our children 8 and 6 loved it!.. beaches are wonderful all within easy reach my 2 became addicted to surfing! And a drive out def recommend St Michaels Mount amazing place and take a picnic over with you as the grounds and scenery are unbelievable. Also hop the ferry at St Mawes (kids loved the ferry)across to Falmouth great little town with great restaurants and the beach 2 mins away aswell..We will be returning to Pebbles! It was a perfect family holiday.

Pebbles - Great Views and quiet location.

A lovely location with superb views over the river and great for exploring the Roseland peninsula. I was concerned that it was a modern house in a modern development but the open location and the large feature window in the upstairs lounge-diner made it a perfect place to relax. It was well appointed and the beds-sheets were so comfortable, we're going to have to get some. Will come back as still lots more exploring and walking to do.

Pebbles, St Just-in-Roseland

We thought Pebbles was by far the best self-catering accommodation we have ever stayed in. It was comprehensively and expensively equipped as if it was someone's permanent home, it was very stylish and sofas, chairs and beds were very comfortable which in our experience is rare. Beautifully maintained and with super views, we could not recommend it more and would certainly return there. We thoroughly enjoyed our week there, despite poor weather.

Excellent Walks

Superb location with excellent views across the Carrick Roads and close proximity to some lovely walks. The circular walk from 'Pebbles' taking in the St. Just church is one of the best on the Roseland Peninsular. Only downside to the property is the single parking space. Very good customer service from Cornwall Cottages.

Bliss with a view

A wonderful place to stay, very comfortable, excellent location, good views. Within 10miles there are an enormous number of places to visit with the added pleasure of King Harry's ferry to help. For anyone who intends to paint it is ideal. Enjoy!

Return to Pebble

We returned again this year to fall in love once again with St Just in Roseland. The peace, the stunning views and the solitude of Pebbles was what we were returning for. St Just in Roseland Church was just a short walk away and worth visiting, for you won't believe the church grounds. The property is to a high standard and nothing has been forgotten, you just need to bring yourselves.

Lovely, well-equipped base

This is one of the best appointed properties we've stayed in. What lacked slightly in living space was completely compensated for in the quality of equipment, furniture and furnishings. The view from the living area was amazing and provided a great view of the Red Arrows display ! The only slight downside was the location - for us, we missed having a shop or anywhere to eat out nearby, but we knew that when we booked so it wasn't a disappointment, just a bit of an inconvenience. It was very handy for using the King Harry ferry though ! If you come to the Roseland for hiking rather than the beaches this is just perfect.

A place to relax

A Perfect Stay

A Beautiful home from home with everything provided to make a perfect holiday

The house is situated in a quiet cul de sac with spectacular views. Extremely comfortable and very clean, in fact it was the cleanest we have ever stayed in. Peebles

We had a very relaxing holiday at Peebles. The house is extremely well equipped and comfortable. The view from the window is just as shown- beautiful! A good location for visiting several National Trust Properties and Lost Gardens of Heligan. Good beaches close by - we had a lovely time and would definitely like to return.

Cornish Cream of a holiday home.

A splendid stay at " Pebbles" in St Just in Roseland. The house was very well presented and immaculate. I have never stayed anywhere so thoughtfully equipped ,with quality kitchen goods,an excellent television and DVD player ,with a selection of good films to watch if the weather is inclement,and with wonderful bedding and soft towels etc. all we needed to supply really was our food! The house,with it's living accommodation on the first floor takes advantage of the views out over the River Fal and across to and we enjoyed one absolutely fantastic sunset during our stay. We were greeted by friendly neighbours and felt we could just move in and live here! Thank you to all concerned in presenting this house so well ,we appreciated your work to keep this standard.

Fantastic location and property

Couldn't have asked for a better property for our Cornish holiday. This was a first visit to the Roseland but don't think it will be our last. Beautiful scenery and beaches and the view from Pepples was the icing on the cake. Wow!
