Little Leat is centrally located in Cornwall and has great access to the A30 and hence to either coast - both within 30 minutes. To the west, Penzance, Mounts Bay and Lands End are less than an hour, or back to the North Coast and up towards Tintagel via Padstow, Rock, Polzeath and Crackington Haven. The tourist attractions of the Eden Project, Wheal Martyn China Clay Museum and Heligan Gardens are also within easy reach. The owner also has a selection of bikes, kayaks, windsurfers and stand-up paddle boards all of which he will rent out and discuss the best local hotspots to use them! Cornwall has a wealth of fantastic restaurants and quality country pubs filled with charm and fine foods.
Little Leat is a great base to enjoy all of these and give yourself something different to see everyday! Little Leat is a comfortable, stylish apartment annexe. The lounge is equipped with a great flat screen TV a huge range of films and TV shows ready to be streamed onto the screen, it also has catch up TV. There is also a Sonos sound system. Outside is a barbecue and table and chairs all in your own private area and there is plenty of off road parking available.
Ground Floor: Sitting room with two leather reclining chairs (not shown in photographs - the chairs have replaced the sofa), large flat screen TV with a large number of films ready to play! There is a table and chairs, kitchen, shower room with WC and wash basin. A door leads from the lounge into the double bedroom with 5' bed.
Exterior: Private fully enclosed, fenced off area with external furniture and barbecue. Off road parking.
Facilities & Services
Heating is via central heating. The kitchen has a range of modern units with an electric cooker & hob, microwave, fridge with ice box compartment, kettle and toaster. WiFi is available at the property. There is an iron and ironing board. There is a high chair and cot available upon request.
Electricity, heating, bed linen and towels are all included but you must bring your own beach towels. There is off street parking. We regret no smoking is permitted within the property. Up to 2 well behaved dogs are welcomed at Little Leat at an additional cost of £25 per dog per week. There is an enclosed, fenced off area which can be used as a dog exercising area. The Owners have a small fitness suite in the garage which you are welcome to use AT YOUR OWN RISK.

Stenalees has its origins in Medieval heathland farming but the real growth of the village occurred through the industrial revolution with first tin mining and streaming and then china clay production. A couple of miles further south is St Austell. Once a market town St Austell is the central location for visiting the South East of Cornwall. With large attractions such as the Eden Project on the outskirts of St Austell, The Lost Gardens of Heligan a 15 minute drive towards Mevagissey, and Charlestown mere minutes away it provides an ideal base for your travels. The coastal town of Fowey is a simple 20 minutes drive past the China Clay port of Par, offering fabulous restaurants, galleries and gift shops. A short car ferry across the river takes you on to Polruan. Daphne du Maurier spent her later years in properties in and around Fowey, a festival of her works takes place each May.
St Austell was once the major producer of the worlds China Clay, now with cheaper foreign imports the industry is in decline but The Wheal Martyn China Clay Museum set in two former working pits depicts the countryside in years gone by. Wet weather activities could include the visitor centre at St Austell Brewery, sampling beers and ales made on the premises. The brewery has recently started exporting their products across the Tamar River to England, so you may just find where your favourite brew is made. To the North it is only a 20 minute drive to Newquay, These days Newquay's excellent surfing waters are the town's main industry, where as it once used to be a major export port for counties mining efforts as well as a north coast port for pilchard fisheries. Fistral Beach holds many surfing competitions throughout the year, and also hosts Run to the Sun over May Bank holiday, a VW and Custom Car Show. Both the Women's and Men's Gig Championships are held here, as a balloon festival and surf and lifesaving events. Newquay Zoo now houses 130 different species in sub tropical gardens in the centre of the town.
Watergate Bay and The Extreme Academy offers you a 'ski resort on a beach' and a plethora of activities to keep even the most active occupied. Fifteen Cornwall, founded by Jamie Oliver in 2002 sits on top of the two mile beach at Watergate offering inspirational views for the young chefs and professionals to create fantastic menus from local and seasonal produce. The Lappa Valley Steam Railway just outside Newquay offers both the old and young an interesting day out. Newquay Airport has made the north coast one of the easiest places in Cornwall to get to, with regular flights from various locations across the UK. The town also has an Aquarium, a Waterworld and numerous immensely pretty beaches for the less active. Trerice run by the National Trust is 3 miles outside of the town is an Elizabethan Manor House and Garden with restricted winter opening times.

Booked this annex to the owners property because of the price and standard of accommodation. Chilled bottle of wine and ingredients for a cream tea left by owners for our arrival. Smart TV and iPad to keep us amused in the evening. Modern and very clean plus lots of little extras we didn't expect and wouldn't have brought with us had we known they were available. Warm and cosy and facility to alter heating to suit our comfort. Even though accommodation was an annex we had our own entrance and it felt very private. Only met one of the owners as they were going on holiday but left a nice letter advising us of whom to contact if we had a problem and nice restaurants to visit. All in all a great base for a holiday in Cornwall and we would highly recommmend this accommodation. If I had one negative thing to say it would be the shower is quite small so if you're on the stout side you might have a problem.

Stayed for 1 week with baby and dog. We were very impressed with the property, it was very clean and spacious. The owners had also provided a travel cot for baby to sleep in and was set up in a very convenient spot. There was a separate area of the garden fenced off for our use, which was secure all the way round so could let the dog out easily. We stayed at Little Leat for two weeks in June. The property itself attached to the owners property was spotlessy clean on arrival, and although the arrival time was set for 4.00pm, we were contacted by the owner Allan on our journey to the property advising that the property would be available earlier, considering the weather that day, this was very welcome. The property itself was spotless and had everything we needed for our stay. The owners were very accommodating and although living next door were not noticeable unless needed. The property itself was a great base for touring Cornwall with great access to all coasts of the county. Great car parking at the property, and a lovely welcome pack on arrival, if visiting Cornwall again we would have no reason not to book to stay at Little Leat. Excellent.

Where do I start. The owners....Allan and Linda are a genuinely nice, friendly and approachable couple. We arrived (without supplies) to find a welcome pack which consisted of wine, chocolate, scones, jam, cornish cream and many more! Even treats for the dogs!! This was a beautiful touch that wasn't expected, greatly appreciated and show that they put a huge effort into making sure their guests feel welcome and relaxed. The accommodation..... was immaculate! It's beautiful, cosy, comfortable and has everything you could possible need + more! It has the benefit of apple tv for those relaxing nights in after a long day touring, or just handy to keep the kids entertained whilst waiting to go out. The sound system is amazing! There's a private garden area if you wished to sit or eat outside and a log burner for the cooler nights or just for the ambience!! The apartment is central to all the seaside towns, each within 20-25 minutes to reach. The furthest we travelled was to St Ives and even that was less than an hour!! Linda suggested we visit Padstow and we're so glad she did. What a beautiful place. I couldn't have went abroad and found anywhere as nice. In fact, all the seaside towns were lovely with their narrow streets with shops dotted within and around them. Padstow was our best by far though. We visited Golitha Falls which is a lovely nature reserve walk and has a river running through it. The dogs thoroughly enjoyed swimming in it! Inkies BBQ trailer sits in the car park and sells food, ice cream and drinks. All very reasonably priced and terrific value for money. My husband took his first golf lesson, also recommended and arranged by Allan and Linda and it wasn't expensive either. I can only reiterate that The Little Leat is a MUST if you're planning on going to Cornwall on holiday. If we ever travel to Cornwall again, I will most definitely stay at the Little Leat. Thanks Allan & Linda for a wonderful and memorable stay.

Little Leat was well situated to explore this part of Cornwall. We were able to go to a different place every day of our fortnights stay. The flat is extreamly clean with everything needed for a comfortable stay. The owners, Allan and Linda, were very friendly and do check that all is well with the flat. A car is essential as the shops are around three miles away, roads to reach them are very good. Private off road parking at the flat is very easy, unloading suitcases can be done right by the front door which is kept for your exclusive use. Both my Wife and I are very pleased to have stayed at Little Leat. The owners who are lovely people, have spared no expense in ensuring that everything from the Cutlery to the Toaster and the super duper TV system, which is huge and offers the best sound system, is the best possible quality. The Kitchen looks as if no-one has ever used it and I know that Linda is obsessed with cleaning and everything was spotless. The Bathroom is magnificent with a fantastic shower. There is on site parking and use of the Garden and BBQ and their Dogs are lovely, although they keep them away from Guests, as do the owners who you only see by chance. Despite looking at the Video and pictures of the property, which are very impressive, it does not do Little Leat justice. I know that the quality of the property warrants the Cottage being in a higher price bracket but the owners are content to have regular bookings, and repeat bookings. Little Leat is ideally positioned in the heart of Cornwall and every possible attraction is within easy driving distance. We will stay their again and would recommend Little Leat to our family and friends. I would also say that I was very impressed with Cornwall Cottages. The cottage is lovely, a small annexe attached to the owners house with everything you could need - good, well equipped kitchen, comfortable lounge area and a small table for dinner. There is a good TV, radio and Wifi to keep us entertained in the evenings after a hard day walking. The cottage even came with an iPad for our use which was a nice surprise. The location is great in terms of access to a wide range of Cornwall and even into Devon, within a few minutes drive of the Eden Project and within 30-40 minutes drive of the North and South coasts. The only downside is the need to drive to all these places but this is made up for by the fact that you can get to all of them in a short drive. The owners were great - keen to make sure our stay was comfortable but also happy to leave us to ourselves in the evenings and the Cream tea, packet of biscuits and bottle of wine waiting for us when we arrived was fantastic! Overall a great package.

We stayed at little Leat for 5 nights in April 2015 and had a fantastic time. The accommodation was immaculately clean, well decorated and equipped with everything we needed. The location was perfect as it was in quiet area that was easy to find and within easy driving distance to the whole of Cornwall. Allan and Linda were very friendly and welcoming, but not intrusive at all. As non-dog owners we have previously stayed in dog friendly accommodation and found the 'doggy whiff' lingered but this was absolutely not an issue at little Leat. I cannot recommend this place enough-fantastic value for money!

Little Leat is the perfect place for exploring Cornwall as there is good access to main roads. It is very comfortable with everything you could possibly need. The kitchen was well equiped, the bed was very comfortable and there was plenty of storage space for clothes/shoes/cases. The standard of finish was very high and thoughtfully laid out. I arrived at Little Leat to a very friendly, warm welcome and throughout my week long stay the owners of the property proved to be very helpful and approachable. The annex was exactly as described; it was immaculate and extremely well equipped, especially the kitchen. The owners greeted me with a supply of tea, coffee, sugar and milk which was a lovely surprise after my long journey. There was plenty of storage space, including a walk-in wardrobe, so it was easy to pack the cases out of sight for the week. The off street parking was spacious and it was an added bonus not to have to worry about where to park my car. The property was ideally located, being very close to the main roads which provide easy access to all areas in Cornwall and it was only a short drive to plenty of tourist attractions. The owners provided a folder full of leaflets about the nearby attractions, ferries and also a local map which was very useful.
