Lanxton Barn is a stunning, reverse level, stone property with a gorgeous open plan living area on the first floor, exposed beams, traditional features, a well-appointed kitchen at one end, dining area, pool table and living area with French windows exposing a Juliette balcony, a raised decked balcony and a 6 seat hot tub underneath. There is also a cosy snug room so children or adults can watch their favourite programs without disturbing the rest of the household. Downstairs are five beautifully appointed, spacious bedrooms, two have ensuite shower rooms and a family bathroom, this property is perfect for larger groups but offers substantial low occupancy discounts out of season.

Lanxton Barn is situated just outside the quiet hamlet of Coad's Green, a few miles east of Bodmin Moor and with excellent access to both coasts, the A30 and also the stunning Tamar Valley. This rural location has very little light pollution and you can while away warm summer evenings gazing up at the stars above. There are dozens of excellent walks with Bodmin moor, the Tamar Valley and the north coast beaches all within easy reach. This is a working 100 acre farm so any dogs would have to be supervised and walked on leads if any animals are in the fields. At the top of the farm is the site of a hill fort with panoramic views stretching as far as Dartmoor. The farm has their own free range chickens and ducks with lovely farm fresh eggs available. Nearby are bluebell woods with wild orchids and there is single bank fishing available during the season.

Accommodation
Ground Floor: The front door leads into a small hallway with doors to a utility room and storage cupboard, then on into a double height entrance vestibule with exposed timber staircase to the first floor, double bedroom with ensuite shower room, WC and hand basin and 6' zip and link bed. Further door leads to long corridor with two 5' double bedrooms, one with ensuite shower room, WC and hand basin, two twin bedrooms with zip and link beds and a family bathroom with WC and hand basin:
First Floor: The stairs open on to a small landing area with doors to; an upstairs WC with hand basin, snug TV room with comfortable sofa, chairs and flatscreen TV, further door leads into open space, double aspect, living area. At one end is the well equipped kitchen with fully fitted units and appliances, then the dining area with large extendable dining table big enough to seat 12, pool / snooker table and seating area with a second large flat screen TV. The lounge end has a new wood burning stove. Through the French windows are far reaching views of Minions, Sharp Tor and Stows Hill.
Exterior: There is parking on the drive for 4 cars at the end of the property. There is a good sized, private, dog proof garden with patio table and chairs, barbecue, and a 6 seat hot tub. The garden is fenced and dog proof.

Facilities & Services
A woodburner is located on the first floor. The electricity is bolstered by wind and solar power supplied by the bio-diverse farm. The kitchen has a large range of units & granite work tops. There is a large, electric range oven with induction hob, a microwave, toaster and kettle, there are 2 under-counter fridge units and an under-counter freezer. There is a dishwasher. There is a washing machine, tumble drier, iron and ironing board in the utility room. The sitting room has a large flat screen digital TV & DVD player. There is flat screen TV in the snug and unlimited WiFi.

Miscellaneous
Electricity, heating, bed linen and towels are included but you will need to provide your own beach towels. Towels are also supplied for the hot tub. There is parking available for 4 cars on the drive, but more on request. Regrettably there is no smoking. A maximum of 3 well behaved dogs may stay in the cottage at a small additional price of £30.00 per dog per week. Please note dogs may not be left unattended in the property. There is a cot and two high chairs.

£400 pre-authorised to your credit or debit card as a security deposit is required.
Low occupancy discounts of 30% for a group of 4 or less are available out of season and 10% for groups of 5 or 6, when using only three bedrooms (the end of the bedroom corridor including one 5' double bedroom with ensuite and one twin bedroom, will be locked).

Bodmin Moor, bisected by the newly expanded A30 is home to one of Cornwall's Areas of Outstanding Natural Beauty. Reaching a height of 1,377 feet above sea level at Brown Willy, Cornwall's highest point. The heather covered granite moorland provides East Cornwall with the most stunning country views and rugged walks. Near Blisland you will find two of Cornwall's stone circles, the Trippet Stones and Stripple Stone Henge and just round the corner, one end of the famous Camel Trail. The 18 mile Camel Trail follows the route of the old railway along traffic free paths, providing a fairly flat cycle through Bodmin and Wadebridge out to Padstow, eminently suitable for families. The National Lobster Hatchery at Padstow neighbours Rick Steins empire on the North Coast. The Bodmin and Wenford Railway, the first steam operated railway in Cornwall, takes in 13 miles of countryside. Also just outside Bodmin is the Camel Valley Vineyard who have been winning awards for their home grown wine for the past 20 years. The National Trust have a number of properties nearby - Lanhydrock House, Trerice, Cotehele and Antony (used for Disney's Alice in Wonderland), Carnewas and Bedruthan Steps. Slightly further afield is the Eden Project in St Austell. Bodmin Jail built in 1778, notorious for its public executions by hanging, was the first jail to be built housing inmates in individual cells. The Jail closed in 1927 and is now a museum open to the public, which during the First World War housed the Crown Jewels and the Domesday Book.

To the east lies the Tamar Valley which is a stunning, quiet, picturesque region with some beautiful villages including Calstock with its impressive Viaduct dominating the village, Calstock Quay was originally used for transportation of tin as there is a deep water navigable channel at the top of the tides, although the construction of the Tamar Valley Railway in the early 20th century led to most cargo being transported by rail. Further up stream is Morwellham Quay with its fantastic open air museum, Morwellham Quay has been awarded World Heritage Site status by UNESCO, the cultural arm of the UN, and is part of the Cornwall and West Devon Mining Landscape. Tavistock is just over the border in Devon, an ancient stannary and market town on the edge of Dartmoor, it has a wealth of fine pubs, restaurants, supermarkets and tourist attractions including ruins of a Benedictine Abbey which was founded in 961. Plymouth has the National Marine Aquarium and host the National Firework Competition on the Hoe over two nights in August.

The beautiful historic market town of Launceston lies just across the border from Devon and was once the capital of Cornwall. With rolling countryside, castle ruins and plenty of shops and nearby attractions, it’s a fantastic base for exploring North Cornwall. Launceston was the ancient capital of Cornwall and has been a market town since the time of the Normans. It still possesses a medieval south gate and castle ruins. Due to its position just a mile west of the River Tamar, it borders Devon and is often referred to as the 'gateway to Cornwall'. The church of St Mary Magdelene is well worth a visit for its unusual granite carvings and a ghoul is said to haunt the churchyard. Closer to home, the Parish of North Hill and Bodmin Moor area feature in several of E V Thompson's novels. Local amenities:- Sterts open air theatre with varied programs through the summer, Trethorne Leisure Farm, Launceston indoor skate, scooter and BMX park with cafe and soft play area. Jamaica Inn 7 miles, Tintagel 20 miles, Tavistock 16 miles, Looe 18 miles making the north and south coasts equidistant at approx. 20 miles.

Fabulous place to stay - loved everything about it! Lanxton Barn met all our expectations and more! Perfectly suited for a large family group it was a hit with everyone from the moment we arrived. Lovely big bedrooms, comfortable beds, everything very tastefully furnished and plenty of bathrooms. The upstairs was amazing! A fantastic, spacious area with cosy sofas, a well-equipped kitchen containing everything you could possibly need, big family tables inside and out for meals and the children loved the additional TV room which they claimed as their den. Peaceful evenings in the hot tub were a favourite end to wonderful days out exploring. Linda and Philip made us very welcome and were on hand to help if needed. Really enjoyed some interesting chats. We loved staying at Lanxton Barn and would highly recommend it. Didn’t want to leave!

Excellent

We had a great time at Laxton barn . The building itself is amazing and the views are gorgeous! Although it rained most of the time we were there ,we still enjoyed every moment . A pool table ,board games and a collection of books kept the kids busy . Not to forget the hot tub which provided relaxation ! And of course the BBQ ! We thoroughly enjoyed our stay and would love to come back again ! The owners are such lovely people ,so helpful and warm . We wish them all the best .
