Three minutes' walk to the beach and 5 minutes' walk from the bustling centre of St Mawes, yet in a peaceful location with stunning views over St Mawes Bay and the entrance to the Carrick Roads, Botreaux has the best of all worlds. The property has recently been refurbished throughout and has been furnished and equipped to a very high standard. Perfect for a family or group of friends, this superb property is not uncomfortably large for a couple to enjoy.

Accommodation
Ground Floor Only: Entrance hall leading to main hallway which in turn leads to to an open plan modern kitchen and lounge area with wood burning stove. From the lounge area there are French doors leading to a spacious dining room / sun room which has superb views. There is a small 'den' with sofa and large TV, ideal for hiding the children in! 2 double bedrooms, one with a bay window and beautiful views, a twin room with full sized beds (not pictured). There are 2 bathrooms, one a wet room with a shower & WC and one with bath, separate shower & WC. The back door leads into a fully equipped utility room with tiled floor.
Exterior: There is a table with bench seating on a private patio area and the shared use of the extensive grounds.

Facilities & Services
Heating is via central heating and there is a wood burning stove. The kitchen has a range of modern equipment including an electric oven and hob, a microwave, toaster, kettle, fridge / freezer and dishwasher. The utility room has a washing machine and tumble dryer. The sitting room area and den both have flatscreen digital TVs and the sitting room TV has freeview and a DVD player. There is WiFi available at the property. There is an iron, an ironing board, a cot and high chair.

Miscellaneous
Electricity, heating and bed linen are all included but you will need to provide your own towels. Off street parking is available for up to 2 cars. Regrettably no smoking is allowed. Regrettably, no dogs are permitted.

St Mawes is one of the finest waterside villages in Cornwall. Situated overlooking an idyllic bay on the eastern side of the famous Falmouth Estuary, St Mawes has one of the mildest climates in Britain due to its proximity to the Gulf Stream. The sea is at the heart of the village and has helped to shape St Mawes from the little fishing village to the fashionable holiday destination that is so popular with visitors. A mecca for boating enthusiasts, St Mawes is a particularly popular sailing centre. Weekly club racing, village regattas and larger events are commonplace on the superb waters of the bay all through the summer.

St Mawes has so much to offer the visitor. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax and watch the world go by. The little Place Ferry takes visitors to explore St Anthony's Head or there are regular ferries to Falmouth. Being situated on the seafront, the village is also known for the restaurants and pubs which serve superb fish and shellfish dishes all year round. There is a selection of pubs & hotels with restaurants (including the renowned Tresanton Hotel) all within easy walking distance. There is a range of shops all within a few minutes’ walk including a well-stocked Cooperative store, Post Office, chemist, butchers, and art, book and clothes shops. The village also has a doctor’s surgery and a dentist’s surgery.

A lovely property in a superb location

We couldn't fault our stay at Botreaux. It is a lovely property in a superb location. The apartment is very clean, spacious and well appointed. We will definitely return. There are two double and two twin bedrooms, two bathrooms, three good reception areas, a large kitchen and a utility room. It is in a nice and quiet location, however we did benefit from the other two properties at the site being unoccupied. The sea views from Botreaux and the constant marine activity were a joy. St Mawes village is 10 minutes walk away - uphill on the return journey! There is plenty of choice of places to eat and drink at a range of prices. There is a Post Office, a cash machine and a small but well stocked Co-op supermarket on the quayside. The passenger ferry to Falmouth runs frequently in the daytime but not late into the evening.

Excellent accomodation in a very good and attractive location

We liked the house very much. It was the ground floor large self contained flat within the house and with full amenities. The view from the conservatory window was lovely and looked towards the sea. We appreciated the fact that the central heating came on for a while in the morning and evening with the heated towel rail in the bathroom. I would recommend this rental to any family especially those with children.

Tolles Haus in toller Lage in St. Mawes

Ich kann das Haus empfehlen. Die Lage ist toll. Mit dem großen Garten fühlt man sich direkt wohl. Der Blick in die Bucht ist toll. Der Ort St. Mawes ist sehr gemütlich und bietet alles, was man im Urlaub braucht.

Family holiday

We had a fantastic stay, the accommodation works really well for families, the den is a great place for kids to hang out. The house is really comfortable with a beautiful garden , well equipt and an easy walk to the beach and town. The views are also amazing. We have been coming to St Mawes for many years and this is the nicest house we have stated in. Have already rebooked for next year.

This Accommodation was incredibly comfortable and relaxing , for all who stayed in our party for the week in June . We found the accommodation to a high standard and it helped all concerned to be on the ground floor as there were elderly people that could just sit and relax in the conservatory room , just looking out onto a well maintained garden and the views that were stunning of the bay at St Maws. I just hope that it will be available again for us in 2014 , as we will be going back . .
